Commercial Rental Property

I have a commercial property and have been approached to lease it at a very good rental amount. I have been told that in the Dominican Republic renting a commercial property is very risky, because it is very expensive and time consuming to kick a tenant out of a commercial property if they fail to live up to the terms of the lease or do not pay the full amount of the rent. I have talked with a respected lawyer on this but I would like to get someone's opinion and experience in trying to force a bad tenant out of a commercial property. If anyone can respond I would greatly appreciate it. Thank you.
