A new type of Mall in Santo Domingo that promises to be greener and first of its kind in the country!



The site they picked for the Mall sits right across the street from the new IKEA store in Santo Domingo and first of the company in Latin America.

The site itself was a huge property that sat for decades undeveloped and unused for the most part by the land owners.

Then they workmen started to move into the lot by December 2009, with a plan to make it something that would break the norm in the country for what a Mall must represent from design to utility and green energy:

Just a week after the workmen moved into position, the digging started without a pause for months:

No matter day of nigth, rain or winds, the work was carried on without a moment to spare:

By the end of January and exactly one month from the workmen's moving into the lot, the advance was undeniable:

At the same time about mid February the work on the Santo Domingo Metro's Line 2 was taking shape for the station that would link to the Mall and other stores in the area:

IKEA had just been given life across the street and yet, the big thing seemed not to be the new giant on the side but what was going to sprout from the bigger hole ever to be dug in the city:

By May of 2010 the deep point was reached and things got onto another stage:

The machines in that huge hole seemed like toys in a sandbox, even the Metro's Line 2 station reached critical point almost like a son to the big project:

Quick facts about AGORA MALL:


  • Over 80% of the stores of the Mall are in the hands of Dominicans representing local brands and international franchises.
  • The design and construction process of Agora Mall involved a total of 11 contractors, all Dominicans.
  • Already 95% of the stores are leased and over 50% delivered in the hands of those to be readied for the opening.
  • The top floor of the Mall would be dedicated to 20 plus fast food outlets, 8 casual dining restaurant and entertainment spaces.
  • The top floor of the Mall is going to be the garden area with a transparent ceiling, unique in the country for the type of building.
  • There will be parking space for over 1,800 vehicles in the Mall premises.
  • The parking system employs a smart real time technology to guide drivers to vacant spaces on each floor, saving time for clients.
  • Four years Prior to design and actual planning of the Mall a market survey was carried out in a 3 mile perimeter of the site, the market survey of the area provided that the HHI was above the 100K for the minimum earners and high acquisition power.
  • The project is carried out with a total investment of U.S.D $ 100 million.
  • ​​With 120,000 square meters of construction and expected to employ 1,800 people.

I'm so glad that I moved away from that area :p, although a club I want to join meets almost across the street once a week :dead: I gotta dig up my old parking scheme for that zone :laugh:

Architectural Design
The Mall is built with an eco-friendly concept that
includes the installation of a large central dome to
harness sunlight, which will save 20%
energy.

It also uses recycled materials and a system of
water treatment ensures a saving of 35%.

As explained by the architecture of the project manager,
Miguel Filpo, this concept of "green building" generates
an additional investment of 10% compared to a
conventional construction, but it represents a saving of
20% in operating costs.

The design allows for visibility of the premises from
all levels and includes a commercial anchor (area of
large store with greater flow of people) in the
eastern end, and on the opposite side an anchor more for an
small department store and an financial area.

This model encourages visitors to move about
the central area where the are shops small, says Filpo.

Even during the construction phases the companies involved and contractors are recycling all the materials left overs, sorting them out to later be shipped to the recycling facilities and the ones not yet recycle in the DR shipped overseas to that aim.

The Mall is being LEED certified as well!

There will also be savings of 40% in water consumption with a treatment plant on site, Natural Gas generators capable of running on bio fuels and LED type lighting employed all around the Mall facilities and facade.

Will it have a movie theater, Burger King, Caribbean Coffee, Pizza Hut, Pizzarelli, Taco Bell, Codetel store, Orange, banco popular, BHD, or what kind of stores will we see there ? Something new ? Greener stores to ?

A HAPPYLAND for kids of 2,100 square meters, PALACIO DEL CINE with 7 digital 3D screens, 22 FAST FOOD restaurants, 7 CASUAL DINING restaurants, A 1,300 SEATS GARDEN space at the top floor with NATURAL LIGHT provided by a ETFE DOME with 2,000 square meters of area which is dynamically layered and adopts changes in how it projects the changes in the light is allows to pass, it's also insulated with a high thermal coefficient that adapts to daily temperature changes.

This TEXLON DOME will be installed by the German company VECTOR FOILTEC, a world leader in the industry.

The Mall will be serviced by 10 elevators and 20 automated scalators. The Mall will also offer a first level financial cluster with bank services representing the 8 most important banks in the country, which will operate in a extended hours format to assist the clients with their financial needs 7 days a week.

Each parking space will have an electric occupancy sensor that allows a revolutionary electrical guidance system to direct drivers to empty parking spaces, which will help them to avoid wasting time searching for somewhere to park among the 1,800 available spaces.

The entrance way to the parking decks will be lined with scenic tropical landscaping, well lit, have duel lanes, valet parking, and provides access the main entrance of ?gora Mall.

Anchor stores will include Pricemart and Jumbo, with another superstore to be a surprise to SD shoppers!

A food court, that will include a Starbucks as-well-as six other local and international casual dining formal dining restaurants, is sure to satisfy the tastes of what is sure to be a diverse clientele. With an “entertainment park” planned, which is sure to include a selection of games and other activities that will interest children and adults alike.

Another Pricesmart??? That's a surprise.


The electrical occupancy sensors system was just installed in the Acropolis parking garage a couple of weeks ago. I'm not sure if it's the same exact system, but it sure effective.

Every parking spot has a small LED light above it, that shows red when it's occupied, and green when it's available. You can spot available parking spots all the way across the garage.

There's only one problem. Tons of drivers have no qualms about holding up dozens of cars in line, while they wait for someone to back out of the parking spot they want, rather than going to the next available parking spot.

I've quit going to Bella Vista because of that.

The added bonus of the system for AGORA is that they'll have large screens that inform the drivers of how many vacant spots are available in that sector and what's waiting ahead, so drivers will be able to make the call to go ahead and have a sure spot to park at just ahead instead of waiting as you said. But this is something that happens all over the world and I think will be with us for as long as there are private vehicles and parking facilities...

I was also surprised to read on Pricesmart anchor store there!
