in bani i can't help, but i'll share my experience in SD. i have a penthouse apt, 4th and 5th floors, had one little leak. nobody would guarantee the job unless they did the whole roof for a good chunk of money. but, on this same roof are three 500 gallon tinacos, one mine, the others for others in the building, and all of the air conditioning units. so how are they going to accomplish the "whole roof", impossible, eventually found a nobody that went up to the area in question with a bucket of asphalt, he did the best he could, no leaks, and painted the ceiling inside where it was water stained. my experience in Key west was very similar, no guarantee unless we do the whole roof. i did it myself with a 40 dollar bucket of goo from home depot.......
