Ripoffs by dream sellers.

Unfortunately, investors, especially foreign investors are game for ripoffs by dream sellers. So, it is buyer beware. The only account published of a developer convicted of fraud in the DR is that of Ilonka Castillo Ceste for breach of confidence for using investor money to pay her private debts. She was sentenced to three years in prison, Yet, there is no information time was served. Still yet, she has a real estate Facebook address. Government has provided little, if any, safeguards to protect investors from the vultures.

Again, buyer beware.

Regards,

PJT

This is really interesting information about the current state of sales in Cap Cana - from the group who are apparently the owners of the remaining vacant land. Especially, in light of a recent discussion here on DR1. Where there was not much current information.

What is the current situation in Cap Cana?

When the PGA had the Senior Tour there, we volunteered and had a marvelous time.

I did think outside Punta Espada, the area looked like a ghost town. A *nice* ghost town, but still empty. I posted pictures of the abysmal condition of the Trump property (to which he sold his name only.)

...BUT...

The Punta Espada Golf Club and course were simply spectacular, as were the villas lining the course. It was the rest of the project that looked dead.

The Marina area also looked deserted.

Nice to hear that they may be doing something here. Hopefully they will get around to some of the other big scams. Anybody remember these ones:
Rico Key
Punta Perla
Rio Benito
Trump Estates (or whatever It was called)
These are just the few that come to mind in the PC area. There have been countless other scams here and the rest of the country.
Until this is fixed investment other than AI hotels will remain stagnant.

When will people learn?

That Trump failure has to be the biggest ripoff. He says he juat lent his name, I aint buying it.
Until there is serious law and order, dont spend a dime.

That rokiki project was supposed to be big, with the Sheraton name attached.
There was also talk of putting a Ritz Carlton, but marriott backed out before it started.

Its almost as bad of an investment as a time share, but at least you get a place to sleep qith a time share.

The biggest problem qith this type of investment is everyone dipping in the pot to upgrade/ update their lifestyle. God forbid someone is driving a 4 years old prado!

He didn't "lend" his name, he licensed it.

He had done that dozens of times as do countless other enterprises.

He filed a $US5.8 million suit against the developers in 2012 for non-payment of licensing fees and other issues. His only involvement was his name.

I'm personally familiar with the Trump project in Tampa that suffered a similar fate, was closed in March 2007. Trump also sued the developers for $1 for failure to pay licensing fees.

The crash of 2008 and subsequent tightening of credit worldwide was as responsible for much of the damage as fraud.

Often the "names" you see plastered on projects (Sheraton, Holiday Inn, Budget Rent-a-Car, etc.) are franchises and the corporation has little to do with their financing & operations.

Absolutely true. Back when the casino my husband worked at was Hilton, there was a Hilton in Santo Domingo. Normally, there is a substantial discount for employees for room reservations, but when we asked about it they said it was a no-go. I forget now which one of them was not a "real" Hilton.

A local example is the Malecon Hilton. Hilton either terminated or the owners of the Center did not renew the licensing agreement. Thus, the hotel is still there, but it no longer carries the Hilton brand.

Catalonia Resorts and Hotels is the latest to step in and run the facility for the owner/owners. Likely, until the hotel is upgraded by the owner/owners, you will not see the Catalonia name on the building.
