1. Why would anybody in their right mind invest 1 cent in a project who's website looks like it was designed by a 12 year old?
2. The website offers 3 model floorplans. All 1 bedrooms. Is this not strange in the year 2016?
3. The rooftop bar/lounge/bedroom/orgy palace looks great. Look for yourself, and let the jokes begin.

They're probably waiting for the market to set itself based on potential owners interest. They know what they want. They know what they'll settle for. Right now, poor vacationers across the country are probably being subjected to 1 hour seminars with the promise of a free t-shirt and drink coupon to attend. Next up? 3am infomercials. "You too can be a property owner in the lovely Dominican Republic. Call now. Operators are standing by."

I am staying at a beach front condo here in Juan Dolio for the month. Very nice, good rental price. So much potential here on the main beach front street but so many properties here are in such disrepair, half completed torn up dumps, garbage all over the street, no landscaping, too many empty condos, pretty empty other than locals on the weekend...which is fine.

Thanks the problem with investing there. Actually like many areas here, no future planning, just a gong show. You could build a mall and 3 months later someone will build a bigger mall beside you, run out of money, and leave another half built skeleton, or better yet they will have no tenants because JD has no real infrastructure, nothing to do and no good restaurants.

What do you consider a good rental price in a town that is all that you described above?

Which side of Juan Dolio are you on, the "older, village" side or the "newer Miami Beach" side?

I was in Juan Dolio yesterday, for a drive by and lunch. None of the locals, mostly expats in the know, have any information on this project (LeParc) or it's proposed location. It's not going up in "new" Juan Dolio or "old" Juan Dolio. It may be further down, on the route to Guayacanes, but that is just pure speculation because nobody I ran into in Juan Dolio knows.
What I can say, is that there is work taking place on the "skeleton tower" next to Albatros. Very scary indeed. This skeleton tower has been sitting there for I don't know how long. Every person, expat and Dominican, that I have spoken to over the last few years, has told me that this project was cancelled and condemned, because the frame was constructed using below standard concrete and framing techniques, and the owners/builders took off to parts unknown. Again how long this concrete tower has existed is anybody's guess, just sitting there exposed to the elements. Well now, it has been fenced off, and there is some concrete flashing occurring on the upper levels. Not reinforcement of any kind, but just flashing. No ads. No signage. This tower actually seems to lean, and I know of many people that were concerned that it may come crashing down if a huge storm were to hit. I myself, never walked on that side of the street. I was going to ask the workers a few questions, but hunger set in, and I opted to go to lunch.

There are some works in the old Melia Hotel that is also close to Albatros? that is a new property of Hodelpa where they will put in conditions to open thier 3rd hotel in Juan dolio. Long ago I dont walk arround there niether.
