I'm surprised with all the deep pockets in Cabrera no one has snapped up this bargain!

Not much of a guest market with no golf course

but Cabrera could use a decent restaurant,,,
a type of club, members pay a monthly/yearly fee to belong which is a credit for food/bar/etc

Say $50-100/month...
use that money as a credit to food/beverage.

I've seen this model work before

Just need a restaurateur...chef. and so on

Pesos maybe? If people had to pay taxes on property here, it wouldn't be sitting there empty.

I still thing property taxes are going to be the next major tax increase.

There are property taxes that everyone has to pay, however these are not charged if you only own RD$ 7M of property or less. A 1% annual tax is assessed on real estate properties owned by individuals, based on the cumulative value of all the properties as appraised by government authorities. Properties are valued without taking into consideration any furniture or equipment to be found in them.

For built lots, the 1% is calculated only for values exceeding 7,019,383.00 DOP (about $150,000). For unbuilt lots, the 1% tax is calculated on the actual appraised value without the exemption.

Think the Granite Club without Curling or Skating. Add in a driving range and a couple of putting greens, 3d swing assessment....

Haven't been there in years....
But clubs are possible..

What if the DR had golf simulator ??
I have played them -
Augusta, whatever you want... really good idea

Cabrera needs a golf course... but so far - no action.
