I have started a blog about Commercial Real Estate in the Dominican Republic. My focus as a broker is especially in the center of Santo Domingo the “Poligono” business hub and I have also started working in the commercial areas of Punta Cana. My office is in Santo Domingo on Av Sarasota in the Torre Empresarial AIRD. Hi John,
does your company handle housing real estate as well, or only commercial? My wife and I are interested in purchasing a Penthouse in the Capital and would love to have someone we could trust to help us. We've found the Dominican Real Estate companies to be of little assistance and very undependable. I've lived in Santo Domingo since 2007 so I know the areas and how things work here in this crazy country that I love just don't trust Dominicans when it comes to Gringo money.

Recently on a flight from Miami back to Santo Domingo I was fortunate to sit next to the now former US Ambassador to the Dominican Republic Wally Brewster. He has a very posivitive view of the business environment which he also said in a recent interview on Dominican televison. John, how much Class A/B office space is there in the DR? Is there a centralized database for this?

There are not any database with data on class A/B office space. The main area for A/B office space is the "Poligono Central" area which is considered to be between Av 27 de Febrero and Av John F. Kennedy and between Av. Churchill and Max Gomez. The last 10 years office buildings like Novo Centro, Blue Mall, Acropolis, Roble Corporate Center and Corporativo 2010 have been bult which are all class A office space. So Class A is still limited but only a few years ago there was none. There is a larger inventory of Class B office space both in the "Poligono Central" and around the area. There is more development now outside the area and more new Class A office space could be built outside in the years to come and Downtown Center is one example.

In Santo Domingo, my partner Raysa Suarez and I, are the specialists in commercial leases. We work with office, retail and industrial space in Santo Domingo in the Dominican Republic. We started working together in 2006 and initially worked with residential real estate.

After a slowdown in the market in 2008 we focused more on executive rentals/furnished apartments, supplementing the then slow residential sales. This taught us to work with international companies and managers. Our backgrounds and skills worked well for us with international corporate clients, business people and entrepreneurs and we transitioned into working with commercial leases.

Now we work more broadly with commercial real estate in the Dominican Republic as a team together with our assistants helping at the office. We also write about our other part of the business called Your Island Office which is a serviced office center and that is maybe more interesting/lively to read about. This blog about commercial real estate I write now in a shorter form so I can use it both as a blog post on our commercial real estate site www.boyterisland.com and here on dr1 and it is not to long to post on FB, LinkedIn and I even post it on Instagram. So I will from now on write it in this shorter form and use it on 5 different platforms mixed blog and social media. It especially works well on LinkedIn and I myself use now my FB more and more in the same way as LinkedIn and I get more and more surprised with Instagram and how it can be used even for commercial real estate.

Looks like I missed this post. Still the case, no database relative to inventory, individual buildings, rental rates, availability, vacancies, leasing broker contact info? Any estimates an overall inventory square footage?

Guessing those firms client's are mostly American companies with facilities in DR? What is generally the end use of the office space, call centers, or other types of offices? It is good that you have made connections with the usual suspects of commercial brokerage.

Thanks for your interest Kyle. No they dont have facilities in the DR. Thats is why they look for someone local to cooperate with and I was the one who they contacted at first but now it is Raysa Suarez working with them. They are US/International broker firms specialized in commercial real estate. Raysa Suarez has this way developed as commercial real estate broker and is now known as a specialist. Call centers/outsourcing is one area of use. Also you have multinationals with an office here for the DR/Caribbean.
