The place looks nice, but is half empty, lots of speculators brought into this building.

Inside it's nice and spacious and the views from the upper floors are something. The hotel, that is.

The "Center" as a whole looks empty, like so many others.

Outside it was falling apart even before it was finished, like cheap theatre scenery.

To say the scale is too much is an understatement IMO.

If its half empty, then it also means its half full.

Not bad for a real estate proyect that was speculation from beginning to end.

Supposedly, there are plans to expand parking capacity, at least that's information found at the website.

NALs, it has more than half sold, but sold to speculators that just sit on the property hoping to make a few $$$ profit in the future. This is very common here, this is why we have so many empty buildings, but yet they are sold out.

In my opinion this building is a lemon and will always be half empty in occupancy terms. I also think some of those speculators will loose money, especially at the prices they brought at, then again, I'm sure many couldn't careless :)

You need to do a little more research on the developer NALs ;)

I know its more than half sold, what I was referring was that many of the units were sold to people who live in their condominiums, whether full or part-time, more than I was expected.

About three or so years ago, I went through a "model apartment" in Malecon Center with the sales manager of the furniture store that supplied all of the furniture.

I think this apartment was on the 18th floor, about 260 sq meters, and every single room was cut up by large concrete supporting columns, wasted corners in every room, etc.

All she had to say was " so what do you do with a place like this, with all of these weird spaces?" 3 relatively small bedrooms. Nice tile though. At the time, they were asking the equivalent of US$400,000.

The master bath had a beautiful jacuzzi for 2, in front of a large picture window facing west, and about 50 feet away was a large mezzanine on the next building (the Hilton building?) where in the future, about 40 tables of people drinking and partying could watch you and the wife in your bathroom.

Too much wasted space everywhere in the entire building. Poor planning, horrible parking, high sales prices and rents, very few commercial tenants (too few to call it a self-contained community) - one would still have to leave the building for the basic necessities other than booze or movies, or over-priced food.

Self-contained has been their sales pitch. At night, quiet and a little creepy. I have wandered into the casino, and it isn't anything special either.

There are no plans of the penthouses/condominiums of the third residential tower (the one closer to Avenida Independencia). Some of them are multi-story penthouses.

This is a truly beautiful building that may become a landmark and will add to the many more tall, and architecturally well-designed, buildings that will surely sprout along the Paseo Malecon in the next ten years or so. Just wait and see!

It;s a nice looking building but a complete disaster. The (speculators) owners dont even pay their maintenence and the backup generators don't work well without fuel.
If you drive by late at night a lot, you will often see most of the lights, 90% off
whille the Hilton is lit
up to the max...

Plus, making matters even worse, The Malecon Center Mall has to be one of the worst planned malls in the history of mankind..
No Studies, No Depographics = After 3-4 years of marketing, Less than a 10% occupancy rate! A complete horror story and nightmare!

I hate to be negative but holy cow what are these people thinking sometmes!

They are also building some brand new condos next to the intercontinental that look pretty sweet I must say. I hope they are run properly!

I am looking into that building. I always liked the way it looked, the blue glass and all. Plus the location is wonderfull. I will get a closer look in November when I go Condo shopping. Give all a full report on my observations.

Frankly from the outside it looks like three architects with three different plans decided to toss em together to see what they would get, parking and access is badly designed. there is a reason why its mostly empty. The Malecon center had lots of hype, which quickly faded. with so many other malls, there is no need for me to ever have to go to this one.

Pretty from the front. Obnoxiously turns its back to the rest of the city with an unadorned rear that looks like a Brooklyn warehouse.
