also heard a rumor that Hodelpa the hotel company who took over the embassy suite hotel in metro and the Talanquera hotel , was taking over the abandoned hotel next to Marbella condo and start remodeling it, so i did see all of positive things in the area, hope it continues.

Its not a rumor, they will take over, they was planning to open it beginning of 2017, but they had to make a pause as they also adquired the Nicolas de Ovando Hotel and Mercure Hotel in Santo Domingo. Actually the Mercure Hotel is closed for remodelation and will be open in the summer 2017, so after that I think they will be able to continue with their new hotel in Juan Dolio next to Marbella.

Was there this week from Wensday to Sunday , things seem to be picking up and getting better, on the weekend at the main entrance to Juan Dolio all the business were packed the restaurant,the bar, and liquor store, which has tables where u can get food and drinks, they both had DJ'S playing music, the rest of the main boulevard was slow except for El Meson and , Sal y Mar that had people. They were putting up new signs on the boulevard and cleaning up the highway all along Juan Dolio.
Hemingway opened up there new boutique hotel did not see the inside but they did a great job all around the entrance and streets leading to it, also heard a rumor that Hodelpa the hotel company who took over the embassy suite hotel in metro and the Talanquera hotel , was taking over the abandoned hotel next to Marbella condo and start remodeling it, so i did see all of positive things in the area, hope it continues.
The highway cleanup is the annual pre-Christmas cleanup for when the real money starts arriving from abroad to visit for the holidays. Same thing every year.

Took a trip over to Juan Dolio today, and here are some observations:
1. Barcel? Capella....Still closed, and nobody knows anything about future plans. The past swirling rumors aren't swirling any more, and the place is just....closed.
2. Hotel Melia....Still sitting there like something out of Aleppo. Two security guards sitting out front on plastic chairs, with four stray dogs. In November, there were three dogs. Maybe this is progress. There are two pallets of cinder blocks sitting to the side. What this means? Nobody knows.
3. The Leaning Tower of Juan Dolio....this is the "structure" next to Albatros, that yes, is leaning. A new, zink sheet fence (gotta love them) with a real padlock now runs the length of this odd creature. The side walls have been flashed over to give a concrete appearance, but does anybody really know? Nothing more/nothing less. Very bizarre.
4. The boulevard is adorned with some fancy billboards announcing two "grand" projects: The first is The Villages at Juan Dolio, and the other is Aquarella. The Villages boasts of a mega shopping plaza, supermarket, restaurants, and a movie theatre. Unfortunately, aside from the billboard announcing it, nobody knows anything more about it. From one trusted source, "don't read into it, it's a bunch of horse crap". Not one iota of info on the internet regarding it. On a side note, I'm really wondering about the movie theatre concept, if there is one in mind. It wouldn't be huge, but I wonder in what language would they offer the movies in? Juan Dolio has many Italians, who speak yes, Italian. You have your English speakers from various countries, and then you have...you guessed it....Spanish speakers. Just wondering, and it makes for good conversation over a bottle of wine or a few beers.
As far as Aquarella, again locals don't seem to have much info. Now when I mention locals, I'm speaking of long term residents, business owners (small and large), and the average person who happens to be in the area (and in the know)...well most of the people in the know, don't know. I was able to pick up some web based information which is pretty generic. Their launch party where everybody dresses nice, and sips champagne around a plastic model of the "project"; a page with scheduled apartment listings/prices/availability; and computer generated images. I'll post the links at the bottom of this update, for those that may be interested in killing some time.
5. A drive from Banco Popular down to Con Con revealed absolutely nothing. I counted 3 people in the street. A couple walking, and a fella on a bike. Nobody else. In all fairness, it was day time (4pm/1600hrs.) and 4 days before Christmas, but this is usually when a huge influx of Italian vacationers arrive, and I didn't see any.
6. Of course, Banco Popular had all of 3 people on line. Love it! For those that don't know, the branch in San Pedro (Jumbo) usually has anywhere from 75-100 at any given time. Shhhhhhhh, don't ruin a good thing!

Ghastly,dreadful and lifeless jumble of ugly concrete that it is...But..

I knew Melia project will be moved as Hodelpa took the administration of 2 more hotels in Santo Domingo, Hostal Nicolas de Ovando and Mercure Hotel. They will change name for Nicolas de Ovando and will renamed as Noveau Plaza. Also Mercure Hotel is already closed for remodelation and will be open Summer 2017, also will have a new name, I dont remeber now the new name. So with some luck they will do something with Melia Hotel to open it in Winter 2017-2018.

JD needs real hotels, Hodelpa is doing very good Job there, hopefully by the end of next year they could have open the old Melia. Hemigway wants to build more buildings where was Hotel Capella and Im sure if they do that the area will continue being like you said. Ghost town with hundreds of apartment closed like Panama.

This was true even when JD had all the A1 resorts. The first time I booked a holiday to the DR it was for an A1 in JD. It was advertised as a vacation in Santo Domingo. At that time I had never even heard of the Dominican Republic. I certainly didn't know the difference between JD and SD. The only vacation packages I see advertised from my area now are for Punta Cana. Times change, destinations change. I used to live in JD and now I would choose PC too.

I just came back from Juan Dolio and observed the following. The Barcel? Capella is now with Hemmingway because I saw a sign that says that at the main entrance. Said closed private Hemmingway Beach Resort.
Near the albatross the leaning tower lol has been getting attention a scaffold has been erected. The mall has seen some progress and a new development is underway another condo I believe they were digging in the coral. It is quiet most of the time which I like. All the real estate people claim most of the condos in Marbella are sold to people mostly who vacation rent for vacation or visit. Those are Juan Dolio Real Estate and New Horizons Real Estate. Fri Sat and Sun were increased activity but not as much as in other months I have been there. All in all I like it there just enough for me. If it was another day I may have been that bike guy as I do ride a lot on errands and for the ride. The distance you can go west from Con Con to Guyanacanes is remarkable with some nice views and nice little stores and restaurants. The Kashamba Bar was a nice experience and always a lot of fun. Love those ladies all of them. Water was rough with waves beach still the longest on the island I think. Poor Victors little colmado near Sun Towers burnt to the ground I will put a short on that on my you tube channel. Steak House near Banco Popular was in great form with angus beef and good wines was a delight. Someone also knows how to properly train waiters and waitresses. :) They were also worth a good tip attentive and professional. I wont loose faith in Juan Dolio, I am sure its just another phase in its development. A lull so to speak. Oh also a new disco near the Plaza Real was dead but looked nice. I am just not into clubbing while there. Like the beach laid back shorts and flip flop life. But JD is kinda shorts and sneakers for me. Ha Ha. Interesting hybrid.

The restaurant in front of Banco Popular is named Paladart Bar de Tapas. I can't say enough about this place. Appetizers...Great. Salads...Great. Steaks...great. Hands down the best steaks (cut of meat/quality/prep/price) that I've had in my 10 years in the DR. Very extensive wine list, but be careful with the grapes (they can get pricey). You're also correct about the staff....very well trained and professional. Ask your waiter about a nice bottle of wine that won't put you in debt. They know. Can I rave more about the place? No, I'm not the owner or friends with him, but being from NY, I love a good steak. This is the place. When friends come to visit me I always bring them here first.
