My land in 1996 was 325 pesos per square meter (Exchange rate: 6.25). $52 U.S.,
Current rate, somewhere close to $3,000 per square meter (Exchanger rate: 50.30), $59.64 U.S.

Even though the peso rate has sky-rocketed, the U.S. dollar equivalent has not.

It all depends WHERE the land is located.

There is no way to give you an accurate estimate.


The real (B)itch part is that if I sell, I paid one heck of a tax on the price gain, even though in U.S,. dollars the gain is minimal.
There is an amnesty program available for long time tax cheats in the DR.

Are these prices with or without titles/deslinde ?

The reason I ask is b/c we have land in Pedro Brand (28 km) with title / no deslinde that we would like to sell. The land sits on a dead end street with about 8-10 lots 3 of which have been developed. Power line and road pavement mostly completed.

I’m interested to see if we are selling too low or high.
Whenever you sell it's too low. Whenever you but it's too high.

Your first real offer will be your best.

Hi, how much land is it. And at what price?
Sorry about the late response.
We have 2 lots. One of ~10 tareas (title no deslinde @RD$2200/metro and the other around ~12 (bill of sell only @RD1200/metro). Don’t quote me on any of the above. These are just round numbers.

I would like to revive this thread for those who are interested.
My interest is in raw undeveloped land suitable for agriculture.
I am going hard in the paint looking.
When I started out real estate agents did not take me seriously.
Everyone wanted to sell me an apartment in Punta Cana.
Took me three months of interviewing agents before one took me seriously.
Finally one did.
Put some red meat on the hook.
I bit.

Yuma
98,000 DOP/tarea
35 tarea lot
Lot was flat
Cleared
Fronted a main highway
No electricity (connection was close)
No water
I liked it but thought is was pricy for what you got.
Owners had visions that someone looking for a tourism investment or recreation for family.
But lot was a quite a distance outside of Yuma and even further from the true tourist attraction of Boca de Yuma.
I am not an investor so I have no problem sharing what I find and reject.

Actually did all the research to see if it would work for me.
Interviewing contractor for work I needed done and all that.
After all that...
Spit the bait out
It did not taste good.
And lost the hook.

The search continues...

Any land west of Santo Domingo will run thousands per meter, from 3K - 5K or more for farmland.

I have been looking since March of 2020 and I have not ever even found an asking price close to those numbers for land suitable for agricultural use.

You sure your numbers are right ❓

Sure. Go on FB marketplace and search for land near San Cristobal. Those are average prices.

Searching on the internet is the last way you should find out asking prices for land in 🇩🇴.
Searching for land is a "boots on the ground" in person endeavor.
At least for me.
That being said, I will take your word for it.
For the area near San Cristobal.
Something you did not mention in your initial post about prices.
But my "boots on the ground" recon has shown me there is lots of land available for agricultural purposes in other parts of 🇩🇴
For much less than 300 - 5000 DOP/sq. mt.
But I thank you for your input.

It’s been awhile since we looked at prices, but a couple of years ago farm/empty land near our property was going for 100,000 pesos per tarea. This is campo land in San Cristobal province.

Your statement has absolutely no significance without the general location of where you are making this claim.
In all my looking at land in the Provinces of La Altagracia, Monte Plata and Puerto Plata I have never seen a asking price for land suitable for agricultural use at the price point you have stated.

Azua province- Ag land can be bought for 30-50k RD/terea. You can also find land that the owners are asking 1,000,000/terea, the key word is ASKING

So the lot of land in Yuma was about 155 DOP per sq Meter?

Can you describe your "boots on the ground" approach?

I'm currently working with a real estate agent to find a hill or loma with nice views to build a sort of unique 3 story tree house and rent it on airbnb, but the lady tried to sell me a lot in El Cedro, Miches at $20/m2 when the facebook listing is for $15 so I dropped her.
