Gotta take issue Sir. Wealthy Dominicans wouldn't be caught dead in Sosua. Real estate prices?? You can buy a condo in town for 40 thousand U S. and get a hotel room for 24 dollars a night. Live and let live!! Sosua is a red light town, love it or hate it.
I agree, if WEALTHY Dominicans were actually flocking to Sosua , the Restaurants in town would be flush with New business . In fact the Bars which sold Liquor to the Mongers would WANT to switch over to becoming a High End Restaurants ..
How many High End Restaurants are there in Sosua ? .. and how many have gone out of business . Good Restaurant too .
. And Wealthy Dominicans do not shop at Cheap Chinese dollar stores ..
Only Dominicans Flocking to Sosua are working class at best , the kind which come in groups , and bring their own pots of Food , or they may stay at the AI on a Holiday weekend ..
Wealthy Dominicans as you say would not want to be seen even dead in this Town of Sosua .
Cabarete, yes, perhaps , ..esp when there is Entertainment , or even more so for Semana Santa they love to camp out there, do they still do that ?

Wealthy Dominicans, women without tattoos, college educated and successful Dominican professionals don't frequently (if ever) come to Sosua to wallow in the sand with the Santiago Reggaetón weekend bus-trippers eating their fried rice and chicken in the shade and throwing their food wrappers and Columbus Rum bottles and plastic cups on the beach, even though a trash can might be 15' away.
My guess is they bring there own beer too (most groups arrive with one or two large ice chests, and maybe the most they pay to Sosua Vendors is a couple of beach chairs.
This right here ..

and 150K Real estate being the benchmark of Wealthy ? .. LMAO ....even a New York Dom can write a Check for that ..
thats what some of you consider wealthy ? that is just beyond Sad .

If you think it is the norm that wealthy Dominicans frequent and vacation in and around Sosua you are clearly ill informed. Further if you think that ANY wealthy person is going to purchase an 85 thousand dollar condo in Sosua your perception of "wealthy" is very skewed. Most people that visit Sosua proper are hourly wage earners from the States, not surgeons from Santiago. Lol

I think he is confusing the MOST PRIME Real Estate which some WEALTHY families have of course sucked up over the years ( as it usually goes) , with a new TREND of WEALTHY flocking to Sosua proper .
its just not a realistic "trend" .. as you said , most of these 150 K Condos are being purchased by NY wage Earners . NOT some Doctor from Santiago , who wants to show his wife and Kids how Nice Playa Sosua is now , now that " things are changing " .. that is just an absolute joke .
Look at who is on the Beach on the weekends . the Demographics are very clearly defined .
UNLESS these Wealthy Dominicans are never leaving the Compound of their Villas , and just hanging by the Pool , never even setting foot on the beach, that certainly is possible . The Rich Europeans (especially Italians , Germans, and French) and Canadians certainly do that ..but Wealthy Dominicans ,?

There is no way any NY wage owners are coming down here buying condos - except maybe a few at places like Trade Winds that sell for about $40K. They're coming down here and renting $40/night hotel rooms.

There are plenty of very rich "nouveau riche" Dominicans who come here on weekends with their BMW, Porsche, Lexus, Hummer, and Grand Cherokee SUV's(along with their still barrio mentality) to flaunt their "wealth" and impress the "riff raff". They have no problem going to Sosua Beach. There are a handful of wealthy Dominicans here, but why would anyone expect to see them on the infamous stretch of PC?

Maybe you are not familiar with what some of these guys pull down ... 125K to 150K a year , with Overtime .
a $100K Condo as in " investment" , is well within their reach
and NO one rents $40 a night Rooms any more .. what with NO AC ,and Infested with Bugs and open windows and Mosquitos
... The going rate for a decent room with AC and a Nice Pool is $75- $95 . has been for quite some time in fact ..
There may be places Advertising "as low as $ 53/ night rooms , but good luck getting your dates

The BEACH.. we would expect to see them on the BEACH... or do they not come for the Beach ?
PC the strip is irrelevant to this question...
where on the beach do they gather ? name the spot please ..

The key word is "some". I know some of them. They tend to make those numbers when they're older and closer to retirement. A $100K condo would be in their reach. All I can say is that it hasn't be me posting here that these NY boys are renting for $40/night, but it has been repeated many times. This is the first time anyone has said it;s not the case.

They're scattered on the beach everywhere. It's pretty easy for me to spot these Santigueros.

3 weeks ? I will check it out next time I am down near that end. But 3 weeks - 18 months after it was finished ? Why did that take so long then ?
Looks like they were waiting for that lawsuit to fail and the new zoning regulations to take effect. I'm sitting back to see what happens next. Will the authorities move forward? Will the mayor be able to keep his disco open? Or will he be happy with the club in the Playa Chiquita Casino? Can't wait to see what happens next!

That is true because of the current reputation of Sosua with its prostitutes and whoremongers.

Some believe that mindset cannot be changed even after getting those two groups out of sight and out of mind.

You may be right, but that won't stop them from trying as they are actively doing. Some said that the attempt would never even be made.
BUT IT IS !...

Not that I have seen.
That much touted "Sports Bar" just past the Ahnvee brothel has not been open for business and how long has it just sat useless ?
Why build it if they won't come, or has the Ahnvee mafia paid to keep it closed
I did not meant to imply that the businesses forced to move will actually move. Some will just disappear. Soon we will know which ones care to relocate.

You're missing the point. They are already here. They just aren't running around town.

Forget the word "wealthy" for now, let's call it "Doms that have expendable income". If Sosua Beach is redeveloped with nice condos and a hotel, you will see them purchase and rent there. My guesstimate is that those new beach condos will be priced between 260k usd and up. And from what I've seen in Playa Dorada, it will be 50%+ occupancy by Dominicans.

So then we are debating Semantics .. and some of us know each other personally. so I KNOW you know your stuff. as does Seamonkey who owned a business for YEARS in Sosua .

So. They have always been there , so you agree its not a NEW TREND ?
which is what some people are trying to claim in addition to trying to claim that THEY are the ones Snapping up the $150K Condos .
If they were there all along WHY in the world would they WAIT for the Prices to go UP, and THEN buy ?

again, it would defy all logic ,

So , I KNOW you Know the Condo Business ... please tell us WHO is buying them ..what demographic group.

I think I want to soon go and check out Sosua. Sounds l

Some people, like whoremongers, want to miss the point. They also think of Sosua as one section of one street.
Some people don't like or agree with the life styles of others so they call chicas whore's and the men mongers. They move to the Amsterdam of the Caribbean and expect it to change to their taste. Some show disdain for the thousands that benefit from the trickle down economics of the flesh trade and falsely claim that big beautiful Ritz Carlton hotels are coming to Sosua with wealthy families frolicking on the beach. Total bunk!

I spent some time there in 2005-2006. It was fun lol I hate to admit it.
