Land is too small, look at that picture and road is not paved and looks like its out of nowhere
It is always helpful to know the reasons why you feel is it not worth the price. It may help the seller.

I get that.. If that road is paved, make it more nicer, clean up the property, like in the backyard, remove that plants and make it nicer, install nice porch and fix the front of the house little then maybe price can be set for $600-700k RD

Well prices are up today in SD, yes it's in Villa Mella, big comunity and growing. The price is negociable, asking price is about 3700 Pesos (or 60 dollars) the square meter, and on a lot of 380 square meters you can build a decent house. But sure buyers have to check out themself the location and neighborhoods.
I've sold a lot of 190 square meters in 2018 in SDE for 2.8 Mill.Pesos, but the location was way better. And who knows,what value this lot becomes in 10 years?

Nothing here goes down. Nothing.

I remember looking at houses in Casa Linda for 59K and thinking how expensive they were.

Same one now is 250K.

That's my point, in 10 years everything will be more expensive, not just this land, so making that a selling point is kinda weak.

Hello everyone,

378.48 meter square equals roughly 4074 square feet. You could build anything such as a 2 to 4 story home and still have a backyard. If you ever took trigonometry in school, you'll learn to look at things in an perceptual way and give life to angles. Or hire an architect and a surveyor to do that for you. Oh, I forgot this cost money, too much.

Secondly, if I am not mistaken, the world is going through inflation. Oh, this equals increase in prices to food, materials, and even interest rates in banks or lending institutions.

Thirdly, is unfortunate that in DR everything moves slow. Not my control the roads have not been paved. They are being paved around that area, and the side walks are also being built.

Fourth, I am selling land, not a house. No matter how often the land is cleaned, everything in the ground grows back depending how much it rains.

If there's anyone with a vision, hope, and a positive future - outlook to life, then get in touch with me. Is like I said before, it's negociable. But I will not let anyone lowball the price. Because we do not know if maybe someday Villa Mella may become the next Naco, Santo Domingo South, or some other up and coming town/ city. You would be surprised how the main roads look like around there. Don't forget, Villa Mella has the train...
