Cabarete: All Inclusive vs Condo rentals???

I was just reading a new thread from Dr.Mpe inquiring about All Inclusive hotels in Cabarete and asked myself what other residents of Cabarete thought.

Over the years All Inclusive hotels have all but dissapeared in Cabarete and Condos are being built continuously.

I would think that this would be better for the economy of the town. Hotel customers stay on the site, whereas condo renters shop for food, furniture and go to restaurants, bars and on tours more often that the others.

Would employment of locals also not be higher from the Condo complexes than from a Hotel?

Would the money generated from Condo owners not better benefit the population than the profits from the Hotels which are send back to the mainland......????

What do you think?????

The Locals make much more money from the Condos. AI's don't want you to leave. They tell you it's not safe.

Well, it all depends. Flights alone are very expensive and if you don't stay more than a week, an all inclusive makes sense. And may I say that some of these AI vacations for 1 week equal a flight. You have your flight, hotel, meals and drinks all wrapped in one. Plus, in a lot of locations, you have the opportunity to walk out of your AI and taste the local flavour, if you don't like your food at the AI.

I don't think so. A hotel requires way more personel than a condo would. Just think of all the daily front desk service, cleaning of hotel rooms, food service and preparation, entertainment staff etc, etc.....

One AI may employ more then one rest and bar. If you conside all the rest., bars, shops. etc. it's the hotels and condo's that create the majority of the employment in Cabarete. Not the AI's. I live in a Condo and believe me, there are as many empolyees as Wyndum. Some smaller condo's may not, but many do.

Oriole, if your condo employs as many people as Viva Wyndham... I'd wager you have either poor management or an extremely high level of service.

Viva (or any other AI) has admin, tour reps, full time accountants, photographers, front desk clerks 24/7, security personnel, gardeners, customer service reps, animation teams, maintenance staff, bell boys, administrative assistants, bartenders, tourist shop employees, restaurant workers (often for multiple restaurants), enough maids to provide daily service (not bi-weekly or weekly as in many condos), transportation staff, beach chair staff, gym trainers, etc, etc.

Many AI's have buses to bring their employees to work daily.
Your condo employs an equivalent # of people?

What I'm trying to say is that the number of employees at condo's, hotels, rest. and shops in Cabaretefar exceed the number in the few AI's in Cabarete. the AI's don't support the town. As you said they bus in their employees.

I say...

Condos (mostly empty...) and AI both are bad for the local community. What happened the last ten years is that a lot of hotel rooms has turned into condos and thats sad.

Consider this. ... while there is a lack of standard Hotel Rooms that are not AI.

I have to disagree with. There are plenty of regular hotel rooms available but rates even when lowered are still non-competitive with the rates the AIs are offering now (in many cases ticket included+AI cheaper than just the airplane ticket). Many non-AI hotels despite their best efforts will go down the drain. You'll soon see condo owners lowering their prices far below the cost of a hotel room. And with so many visitors preferring self-catering to economize on dinning expenses, well, who would be able to compete?

What creates the most employment is having more tourists come, regardless of AI or condo. So many tourists like the simplicity of AI, even if they don't leave the site to eat they often take tours, golf, etc spending some money around. Its a different type of tourist that wants to stay in a condo, cook for themsleves, travel around by themselves. AI's are the big draw, check out Punta Cana, Cancun, Mayan Riviera, those areas are hopping busy in high season.

I think these figures are extremely interesting and deserve an own thread under North Coast. I really don?t understand what will happen with cabarete (Sosua will prob. stay as a whore house for the 99 dollar jet blue-crowd), maybe with some klassy russian influences.

Well Richard Branson, he could change everything. He was here three times in a month...

Nikki beach....where will their customer stay? 500+ pesos drinks and 150 pesos for a deliciously cold bottle of water. Would like to see their business plan.

The upcoming years for Cabarete will be interesting.

You are so right....

I believe Cabarete at this point is on the cuff....It has two ways to go;

1- With the help of the Government's Tourism Dept. it could become one of the hottest destination. It has it all, beautifull beaches, people, sports, mountains and good real estate. What we need is strong infra-structures ?Water, waste disposal, road by-pass through town, parking areas, help with the clean-up of the small stores along the main road, and let's not forget a decent police force?

2- If nothing is done it will not only stay the way it is but it will slide.

I just wonder where the Governement is, probably too busy stuffing their pockets.

The potential is there....

Just as another perspective……….

Been many times over the years. Started off going to Play Dorada, all inclusive for 2 weeks in a Flamenco or Gran Vantana ?800.

Left the AI’s and started with condos, apartments and “off site” hotels.
Our last holiday :
Flights - ?550 each.
Condo in Sosua - $800 ( 3 weeks )
Car Hire – 1000 pesos a day

In total – Our spend came to ?4000!

3 weeks in an AI - ?1600.

Next time – we will be going back to the AI’s and just go out a lot to get away from the tourists!

4k is a lot of money for a 3 week vacation especially when it can be done for just over half the price!

Prefer to have the privacy of the condo but when added up with the flights, food, drink, and another drink, then another it does get quite expensive.
