What is the current price for cement, blocks, and iron rods. I know it changes almost daily but current cost within the last week or two would be appreciated. Thanks.

I know that a package of rebar is now around 42,000. I will see about cement and blocks. Or maybe you could check Ochoa's website? Or the website for Aguayo?

8" block is 1,800 for 100

6" block is 1,600 for 100

That was the price earlier this week I am told.

You are a baby JD, I can remember when it was less than RD$1.25 (one peso and twenty five cents).....older than dirt...yup! Just quoted bag at $255 at Bell?n in Santiago.

Tidbit: Cementos Cibao's feasibility study showed a profit at anything over 75? a bag...
Of course, all the costs were appropriately lower, too....

Thanks people. We are contemplating building a three story in Jarabacoa with a total 0f 336 sq metres. The top would be a three bedroom apartment for rental purposes (master-bedroom with an en-suite with double sinks and share bathroom for the other two bedroom) Bottom floor with two parking stalls and two bedroom, three bedroom on the middle floor (ours) with office, library...etc. The quoted price was 5,712,000 ($158,000) which works out to 17,000 pesos per sq metre. Seems a little high but ?.

I though the basic costs for building was around RD$20,500 per m2.

RD$17k doesn't seem so high...

That price sounds really high to me.
Yris think so too. However this includes demolition of the house that is currently there, new septic...etc, hot water, inversor, permits, taxes,... etc. I'm sure Yris will have it down at least 1,000,000 from that.

Bob, I am onlygoing to tell you this once. At the price of 17.5K DOP/m2 you will get slipshod construction and lots of problems. Especially for a three story building.
You will need a large pump to get water up 30 feet. You will need a generator, since an inverter to feed three stories will eat you alive in electricity. An inverter uses electriciy where there is electricity but a generator just sits there.

Close supervision will be of the utmost concern, since thievery of everthing imaginable will be attempted: bags of cement, rebar, coils of electric wiring, anything that can, will be stolen unless tightly guarded and kept under your lock and key. Not even a minute to go pee, should anything be left out. NOT kidding.

I would suggest, even in Jarabacoa, high ceilings. They cost a good deal more but they make the place so much more attractive. And cool...even in Jarabacoa!!

I've got a huge stack of invoices, these are some of the last things delivered.

Now there's a roof leak, so more cement on the way....ARGH!!! We've had two nights of torrential rains here at Playa Najayo.

Thanks, all good advice. The school is a three story building with high ceilings and the rooms are fairly cool, even on hot days. I assume you are referring to the water pump requiring the generator, if there's no power. The Architect lives next door with three barkers, and the building across the street is mine. It is an area that is well lite, and my brother-in-law lives right there. Yris will be there for three months to watch/supervise construction. This Architect has done quite a bit of work for her before so we know her standards. Her youngest is current going to your University (Architecture)

As I mentioned above, we did a lot of expanding and built new front and side walls in January & February, and paid 250 pesos for each bag of cement. We didn't have time to finish building the columns and cement roof over a 35'x20' terrazzo we completed, but we had the costs. The guy we buy the cement from mentioned to my husband that "they" would be raising cement prices very soon, and he'd have to pass it on. Well, in one month the 250 peso bag has risen to 320 pesos. Almost $2 more per bag. Ditto the rebar and everything else you need to build. I'll bet no ones salary rose by that percentage.....:ermm:
