I think that providing tips and options is what the RE section in the forum is about, so far where and how am I exactly "pitching" anything here, or any other thread for that matter?

There's more to the DR than SD or Santiago and the usual places. Me thinks...

Actually, I see another major issue. What would happen to this "community" with the first major storm surge they get? Did you see that shoreline in the video? FAIL

Got a long time that you don't even visit or know about Boca Chica and it shows...


And just in case you didn't know, the DR is the single Caribbean and regional spot with the MOST blue flags for the crystal clear waters certified!

Nothing much would happen... The scenario you propose is already addressed more than well in the design and wave breakers... The other "side" is a natural bay with it's own natural defense... At worst some bad beach erosion, since most of the white sands are conditioned after the project is done.

Pichardo,

I like Juan Dolio a lot and the properties appear to be reasonably priced. As a rental property investment, I don't see a lot of opportunity to cover your expenses, considering the current levels of available units. But as a permanent residence, I'd seriously consider it.

And just in case you didn't know, they are never going to stick a blue flag in Boca Chica beach :)
They killed the lagoons ability to remain semi-clean years ago when they dredged to get around the tideline law.

This project has been on the books for years and has been very slow going, I guess understandable in the current climate.

It looks nice, but not much activity last time I headed over for a quick look three months ago. Worth pointing out it's 30 km straight line from Boca Chica, it's not even in Juan Dolio, it's just outside of San Pedro, you can see it from the Malecon. The problem is not going to be sewage from BC but sediments from Rio Higuamo. Don't target the tourist market, can be a nice residential area for San Pedro if enough people are willing to pay.

I hope that people have learned not to spend any money on a property here that is not already built and up and running.

You realize that Boca Chica is a man made beach?

I can bet you that a Day not too far in the future (say less than 10 years) BC will host a Blue Flag!

The project started from the towers and as the crunch of the world economy flattened wallets left and right, they decided to switch gears and push for the residential part first instead. This turned into a massive undertaking, given how much was already diverted to the towers in the initial phases.

The project looks good so far, I doubt the towers will get going before 2013...

Looks like the 1960s and 70s eyesores in Benidorm, Acapulco or Torremolinos - not what people these days look for in beachfront living - small scale, low density, blending in with nature, etc.
