Look at this:

SeaTree Estates - Dominican Republic oceanfront villas for sale

this house rents for about $10-11,000 a week....
first class, golf nearby.... the works... staff

my friend at Casa de Campo gets $3,000 a night....

about double this rate

The North Coast can be cheaper - and better, IMO -

We should have a thread about real estate values, rents, etc

might help some people

This is the upper end.....
many layers can be discussed

OK with you Ollie.... and Team?

I think there are some nice places to rent in the DR. It is advantage of some other places. I have had good luck using VRBO and have rented in Cofresi and Cabarete. Being from Houston it is just a little harder because there are not nonstop flights if I am trying to get a group of people to rent a nice house for a week. They are going to add a nonstop flight to Punta Cana from Houston later on.

I have looked a little bit online at houses in Punta Cana but never in person. I still haven't been to Casa De Campos but would like to check it out. Looks like a great location if you have people who want to golf, fish and hang out at the house.

Interesting....People I know who have 10 K/week to spend on a rental, don't go to DR when they travel to the Caribbean, they are more into St Bart or smaller islands.
Personally, If I had that kind of money, I would want a beachfront property !!

"Frica, believe it or not we have a bunch of thosse big ticket houses in Cabrera

Google Casa Kimball... Kimball is a Google VP... just one

Actually , when 10-12 people share $12K / week with their own pool, staff , etc it breaks down pretty well
unless you seek the hub bub of hotel life.

Pretty good, huh?

great architecture - wrong location.
no weather protection

I love the lines..... but in a storm off the ocean

and that is one of I don't know how many in that little area
BIG houses.....in Cabrera, no less

very hidden.... untraveled for the most part.

buy/rent for a fraction of the east coast

It's the "consistency" of keeping it rented, and the ability to get Repeaters. Sounds like your friend is successful at this..

Higher End properties generally attract a better more respectful "rental group".. You know the old adage, the folks that pay full pop rarely complain and are more respectful of your property, its the nickel and dimers looking to pay 300 to 400 a month that are to be avoided.. Same Holds true in any biz, whether renting a property or selling a product...

I cannot speak for the high rollers and their respectfullness, but in the 11 years we have been renting out our apartments at the lower end of the price spectrum in Cabarete, we have only run into a few strange people out of hundreds. Those exceptions were indeed noteworthy, but by no means the norm.

Thats most likely because you run a good property and have "vetted" your renters properly..

Totally agree.

Not true at all. "Wealthy" (or otherwise able to pay the bill) doesn't equate to "classy" or "respectful." Case in point, a number of years ago, some guys rented a very nice villa in Sea Horse Ranch for months. Problem was, they were using the place to shoot porn.

Neither the absence nor abundance of money will automatically make someone a better person, man.

The exceptions were Canadian weren't they?! Gotta watch for them, shady suckers!

And I'm more partial to the casa de campo area, just because I know the la Romana area. Although CCCCCCCC's neighbourhood looks nice. I knew the guy had big bank when he said his hydro bill is $600 dollars a month.

From the website you linked,

In casa de campo check out PUNTA AGUILA 17, CASA DE CAMPO. Those wood floors look nice. Wonder if they would warp in all that humidity. The high wooden ceilings also give this property a LOFT feel.

when I do the next house....
it'll be the ceramic, 'wood looking' floors..... great look....

real wood = termites haven......

and when the women get the mops going....... rot follows.... add humidity to the equation

Yes, Cologne's place is nice, isn't it ??

$600/month for all that is pretty good
