71 condos 5 1/2 story buildings at encuentro

Saw a Casa Linda brochure today with renderings of the 71 new condos. It looks like 5 1/2 stories I hope the renderings are wrong. What is the sports community saying about this project?

I believe these are located well back from the beach, near the Sosua-Cabarete road.

There are several illegal four stories in Cabarete and nothing the community was able to do. If these condos are like 200 meters or so from the ocean (don't know the exact distance), the 3-floor rule won't apply anyway, and even if it did, no one in the government seems to care in enforcing their own rules.

Toured the site in January with a rep from CL. The number of stories is determined by the “wind load” and the distance from the ocean. My understanding was max 4 stories, but the website does seem to show some with 5.

It says 5 minutes to Encuentro Beach. That is more of a surfing beach, with its own issues more on illegal road closings to access it. As for wind issues and taller buildings in that area, not so much of a problem as in Cabarete for wind and kite surfers.

Which buildings have 5 storeys? I'm not seeing it.

Street level is parking, 1st, 2nd, & 3rd floors have 2 units, 4th floor has penthouse suite(s). Some buildings will have 2 level penthouse suites on 3rd/4th floor.

Some of suite layouts are meh, in that the living/dining area is smaller than the sleeping area and a bit awkard in shape. The main balconies are also small but it is nice to have the balconies off the bedrooms.

personally i'd rather have one large balcony than few small ones. and much bigger kitchen. but i'm guessing these are not meant for full term living but rather rentals, holidays and so on.

They look small on the layouts, not much living space. I wonder if they are including the terrace space into the total sq footage? Regardless, hopefully they are knocking down the last abandoned condo complex and building on the same ground back there.

They are not tearing down the old project. That will be tied up for years in lawsuits by the 400+ deed holders.
This new project is located about 100 M from the Sosua-Cabarete highway on the road to the Surf Lodge.
