    This is true; however, the Guzman Ariza firm does better legal work than a few small firms that I used in the U.S. When shopping for qualify legal representation, do not take the lowest bidder. You want an established firm with a solid reputation. Ask two or three lawyers who they would hire for the transaction.

    Ok, you didn't say what your relationship was with the seller. I still would have an attorney do the legal work. I would never take a document in the DR at face value. Good luck.

    Just casual friends. Currently investigating the Title, taxes and liens.
    The Titulo is blue in color. LOL.

    I remember I was going to buy a condo last year and dr1 adviced me not too. We have some strange people here lol but that was the best advice ever. Good luck to the OP but now I get why the board said dont do it.

    More than likely you would not believe the insanity that I have gone through in owning a condominium in DR. Renting is by far a better option. Even Air B&B might be a better option.

    The fact is that the corruption inside these Directiva-Adminstrators that have their hands on the purse is over the top.

    Try to challenge it is nearly impossible as the courts condone the violation of the Condominium's rules and the Condominium law so long as the "Association" can come up with a supposed quorum to annul an unlawfully held prior meeting. Your effort to prosecute the violations will result in you being framed. Thick with corruption from top to bottom here.

    You did yourself a huge favor in avoiding this hot mess. I only wish that I did the same years ago.

    I would suggest you do some very serious due diligence, have certified copies of everything, search for every possible lien or property history, and after all this, do it again twice more, ask lots of questions, and then after all this, think about it for another 6 months and then start it all over again. In a country where its all up for sale and comps do not exist, where title fraud is rampant, buying is a questionable decision. Good luck- to each his own.

    Yah, but once you get through all those hurdles just buying the condo-apartment begins the hard stuff....who are the people that live within the property and what is their interest and/or control-in some cases an illegal monopoly control over the Concorcio and Administration of the property. All of this is very significant to the quality and future value of your property.

    A better suggestion is to avoid condos-apartments altogether and just buy a home-if you can find one with sufficient security for yourself in the country and no association fees.

    Thank you guys for your wisdom and smart advice!
    So we changed our plans. And instead of buying three condos decided to buy only one. In an Association where we rent for over ten years. We know every single owner and every single repeating tourist from Europe. No locals are involved in this project at all. Only Italians. Whom we consider the best. Top of the cream. Cream of the top.
    The new Titulo in our name - to pick up from the Tribunal on May 6.
    A Title search was done. The seller himself still keeps two more condos in the project. He sold only one of three. He is diversifying and buying some property in Punta Cana. So far he refuses to sell others. We made offers.
    In one year we will decide where(if) to buy more.
    Any suggestions are VERY welcome, my dear loved friends!
