I was just wondering, how is the CapCana project doing out in Punta Cana area. I haven't heard much about it. Is it still ongoing or has it evaporated in the dreamy sea typical of that area? just wondering.

Lots of construction going on. I don't know if the are ahead or behind schedule, I just know they are moving, which is a good thing.

I hear the plumbing is in for the first golf course, construction is in progress for the first beach homes and that they are moving massive amounts of earth for the marina.

There is still activity in the area. It is sort of a shell game going on now, cannot get any concrete information because of the remote aspect of the location, the DR's "Area 51". What I hear is rumors and I don't want to speculate on rumors. I do know little has been done reqarding construction of residences. These are residences in the millions of dollar $US price range. I have been told in a round-about way it is a matter of getting enough investors to warrant speculative construction in anticipation of future sales. The developers do not want to bite off more than they can chew. Regards, PJT

Infrastructure Update
There are many things in motion when it comes to the project infrastructure. First, an 8 Megawatt power plant has been delivered to the Cap Cana site and is currently being installed. This will meet Cap Cana?s electrical needs for the next few years. Currently, there are approximately 20 miles of roads within Cap Cana and more roads are on the way. And, the first AltaBella Hotel, Sanctuary, is fully-funded and should break ground in early 2004, if not sooner.

Caleton Beach Club & Spa Bungalows
These open air bungalows perched just above the beach at the Caleton Beach Club are nearly complete. The exteriors are mostly complete, with some stone work remaining and detail work is beginning on the interiors and is expected to be complete for late November.

Punta Espada Golf Course and Club
Drainage and irrigation systems are currently being installed. All materials are on-site for Punta Espada?s irrigation needs and this is sure to help speed the installation process. Also, the course nursery construction is nearing completion.

The Phase III Offering of Beach and Marina Condominiums is progressing well. One change in the Offering is that we have decided to offer the 17 Caleton Villas for immediate sale. Several anxious buyers were ready to purchase right away, so we opened the Villas for sale. Currently, there are more than 40 Reservations for the Condominiums and 7 line-sales for The Caleton Villas.

Marina & Founder Buildings Update ? Phase I of the marina is at varying depths, but here in front of Founder Buildings the depth is approximately 6 feet. This is 1 foot deeper from the last update. When you come for the Opening on November 22, we expect it to be down another foot, for a total depth of 7 feet in the Grand Canal. The Founder Buildings are now starting their second level

The Caleton Villas Site ? The caliche golf cart path has been finished for touring of buyers, the villa sites have been marked, staked and cleared of brush so as to see the views. The landscaping of the common area will also be done shortly.

Infrastructure Update ? The large projects that are moving along at this time are Cap Cana?s Central Boulevard and the Aqueduct to bring water into the community. Currently, the 5 mile Central Boulevard route has been cleared and work has begun with laying the caliche base.

The aqueduct trenches are being dug and about 1 mile is completed. The piping for the aqueduct has been purchased and is in the process of being imported. Also note that we have installed power poles to bring some additional power into the community. Once the power enters the property it will then be put underground.

I agree they are great pictures, sort of. Cap Cana sales department should better market the construction by showing photos of construction in progress. The "construction" photos they present in this post are static, showing a lack of movement, there are no people. They show only dug up tracts of land, uncompleted buildings and long streches of unpaved road. There is no color, nothing that says they are busy beavers. They need to make a better presentation of the construction progress. It needs to look busy with people working and sweating. Show concrete being mixed and blocks being set. Get photos of groups of heavy equipment spitting plumes of exhaust and moving in tune to the construction merengue. They need to sell the progress so they can sell the lots. Regards, PJT

PJT - They are selling lots. Haven't they sold over 120+ million dollars of real estate to date? Are they behind or ahead of schedule? I have no idea.

My advice would be for "serious" prospective buyers to go take a look. I'm sure if you contact them they will even give you a ride out in their helicopter.

Of all the projects I have seen started here, they are one of the most professional and best backed groups. They have brought together some world class and world renowned companies to make it happen.

Will it happen? Lets see.
If it does, those that purchased early will have I believe a very good investment.

What Robert reports from Cap Cana is true and btw there is a lot of construction going on.

What's the latest?

Resurrecting an old thread to see if anyone close by has the latest "real" information on what is happening at Cap Cana and how things are going there. I know that the developer called FOPRODECA who had contracted to buy a large amount of land and sell condos in the Marina and by the golf course (Harbour Condos, Star Island, Yarari) has just pulled out completely. They had 700 properties planned, had sold most of them, and had deposits from many investors for the properties when they decided to break the contract and pull out. Some bad blood between them and Cap Cana DR main developer means we cannot get any information on what really happened. One issue FOPRODECA has claimed is that progress had dramatically slowed, and they didn't feel Cap Cana DR developer would complete their sections anywhere near on time. Who knows if this is true or just waffle to make investors less angry about the fiasco of having progressed so far with purchasing property in Cap Cana only to be told, "Never mind". Anyone nearby have any gossip or actual knowledge of construction progress?? Anyone know what Cap Cana DR will do now with all that planned property area that FOPRODECA won't be going ahead with? We are being offered full refunds but the irritation of time and effort invested - plus money if you happened to have incurred legal costs for contract review and travel costs for inspection visits - means it would be nice to know what the real story is. Thanks in advance for anyone's input.

Well, my husband's one of the engineers currently working there, on Villa Caleton, and from what I've heard, they're building as fast as they can. The marina's coming along pretty well, as well as the apartments around it. The Beach Club is complete and really very beautiful. Villas Caleton are to be finished by December. The golf course is also coming along very well although I don't have a date estimate for that. My husband tells me that after he finishes the villas, the next project will be the construction of hundreds of villas. I'll post again when I have more information.

... for the update, KateP. I think the Caleton Beach Club was certainly a focus item for them as it was the main event in the "Grand Opening" ceremony in mid-May at Cap Cana. The golf course is being developed by the people brought in by Nicklaus, and several villas over in the Beach Club area are being done by JCI, so those area are somewhat independent (although certainly relevant) to the rest of Cap Cana. In fact, I thought (but am probably wrong!) that even Caleton was being done by other than the main Cap Cana developer but can't remember now. I guess it's the Marina area I'm still wondering about - having seen photos from March and photos from August of the Marina construction progress, they looked remarkably the same! The founders condos looked almost in the same state in both sets of pictures. I will look forward to any other updates you have as I'm still considering whether I should try to get back into Cap Cana through the main developer or give up on it! Again, thank you for the information.
