Estate agents in Sosua area.

I am thinking about buying a property in Dominican Republic as I love it there som much. When I visit I stay in Sosua, I was wondering if anybody could reccomend a good, reliable estate agents based in the Sosua area. Also could anybody possibly tell me if there is financing available even if it is 50% payed then financing over a few years. Thankyou very much. :knockedou

Immediate response is DON'T buy until you have lived here a while. Get to know the different areas, find out what you need to know about what YOU need in a house, where YOU need it & WHAT things you need adding to any property before you go down the route of BUYING somewhere! As others will tell you (in differing levels of politeness) living here is very different to coming here on holiday & you might decide that some of the cultures here are not compatible to your way of life ... over the longer period!!

Seriously suggest you came rent for 6 months or so, find your way around & appreciate the customs/work practices etc & THEN buy when you feel comfortable. There ARE financing deals available but you need to be aware of the restrictions that go with these. Normally these are on new constructions or with developers because BORROWING money here is VERY expensive - 18% p.a. is about the lowest unless you do a deal through a developer!

There are several good agents and several bad ones, and then there's guys like "Escott" who will assist you for free.
You are welcome to drop in anytime for any info of "who's who" here in Sosua.
Each real estate deal is different and the best financing deal is often with the vendor, or there are some local ex-pats who carry mortgages, as the banks are often difficult to do business with and frequently way too expensive.

As some posted a warning about buying a place to move into on a permanent basis should be planned with a 6 month visit at least but if you can afford a second home and just want to buy a place for visiting and entertainment friends and family and renting while you are away, you can count on the real estate folks to show you around.
Good ones have been named many times but again; Dean and Anabella from Century 21, Jim Belair from AmericanRealtyDR, Ronnie from Palm Hills, just to name a few. There are others out there.
I bought a place without moving there for 6 months and don't regret anything other than buying 2 of them instead of just one with the real estate hikes lately.
To answer the credit portion of your post, there is no such thing. If you can't afford to buy cash, you're in the wrong coutry to buy a second home.

I beg to differ. One can in fact purchase a home in this country with credit. Even under favorable terms. I'm the product of at least 3 homes purchases using creative financing. :classic:

Credit/Mortgage

I bought my condo on credit and it's working out fine for me.
The important part is to be sure that the deal is good and that you do business with trustworthy people.

1 question!

I have a question, if anyone can answer it i would be real greatful. You know if someone buys a property with land, can they then build on that land or would the land belong to the government? I know it sounds stupid but I know that that is how it goes in some other countries. Thanks.

Well if in the middle of nowhere is 1.5 blocks to the main beach, stores, restaurants and the next big building in Sosua the NEW Convention Center and Casino which is around the corner 1/2 block away I don't know where somewhere is located:)

I bet you can't find a cheaper 127 m2 2 bedroom in Sosua across from the ocean with a beautiful OCEAN view, where you do NOT need a car on a quiet block convienent to EVERYTHING.

Scott what the hell are you talking about? Island Treats and I are talking about a project in the woods in Samana NOT Neptune apartments. BTW you have a view of the ocean there ? It looks like houses block your view

Since no one else appears to have answered this........if you have title (titulo) to the land the land belongs to you. Building requires permits (up to 5 separate ones in certain areas). The normal proceedure is for your architects plans for building to be stamped with these permits. It is a VERY good idea to get all necessary permits BEFORE you start building, otherwise you lay yourself open to having your building work stopped, having to take it down or handing over hefty slush funds.
If you have a property in certain town centres, this may be leasehold rather than freehold, so technically you are renting the land from the ayuntamiento yet you own the house on this land.
This is a complicated field........that is why it is a good idea to live here first & get to know all this stuff. Difficult to get your head inside the subtleties from a distance.
