Hello, My wife and I are looking for Real Estate (villa/house) in the Dominican. We've been here a couple of times and tried to research different areas, however at this point we can't even decide on the area, never mind narrowing down the house... Everything looks too good to be true on the internet and, of course, every real estate agent swears that his particular location is the most secure, stable, with great income and growth opportunity etc. If you guys would have to make a decision which one would you rank as the first choice: Bavaro, Juan Dolio, Samana or Las Terrenas. Every shared opinion is greatly appreciated. Thanks in advance!

I like the Cabrera area and the Sosua/Cabarete area which you never even mentioned. I live in Sosua now, building a house in Cabarete and looking towards Cabrera in the future.

*Nearness to Puerto Plata's shopping convenience (12 minutes to POP center)
*Clean beach
*Nearness of several 5-star hotels
*Lovely gated upscale community with European touch
*Million dollar ocean views
*Rainforest living
*first rate European-run restaurants
*Recently put on the map by Ocean World marine mammal park with marina and casino under construction
*Until recently Cofresi was the Amber Coast's western outpost, the planned billion dollar AtlanicA project in Luperon puts Cofresi geographically into the center of a booming area (see www.atlanticadr.com )
*Plans for POP cruise port will add to the boom, once realized

Oh my word, you forgot Cabrera/Playa Grande in your list of places to check out. This area is totally awesome...if you like it REAL quiet and AWAY from the touists. Otherwise, the selections you have are great to hassle with the transient tourist crowd.

...don't forget "Nearness to a zillion tourists clogging those same restaurants, ocean views, hotels, roadways, casinos and.... ;)

Questions first

I'd want to know what you want the real estate for. Are you going to live full time? Just vacation? Do you want to rent it out to other tourists? Do you want to be near real dominican life or sheltered from reality? What do you want to do for recreation? Are you into golfing? Diving? etc etc....

It will help me give you more info on what I think might fit and then you have to spend time here doing your research!

My real estate agent warned me many years ago to avoid Cofresi because of the difficulty of establishing clear title. Don't know if that still applies.
Also close friends have indicated MAJOR difficulties in dealing with management of Hycienda Resorts, should you own property within their complex.

My very subjective DR choices? ? ?

In my extremely personal & subjective judgments, the most attractive residential places for a foreigner [Canadian, American] to live full time in the DR are, in no particular order:

* Las Terrenas; * Samana; * Jarabacoa; *Puerto Plata [certain areas only]; * Barahona, not visited by foreigners nor lived in much. There are probably another 15 - 20 of equal beauty. I'ts a huge & spectacular country.

Food for thought: pick an area, any area, that you find attractive; live there for @ 2 years; buy as little ps possible; RENT. After you get a feel for the community & learn a lot @ local R E conditions & prices, then consider making a purchase. Suggestion: begin your process in May - June, the bottom of the North American tourist season. Good luck! What a wonderful adventure!!
