Is casa linda way to expensive as $/m2?

Re.- Casa Linda Phase 4. 140m2 construction with large pool, 1000m2 lot and basic furniture going for usd$184,800. Maintenance fee is usd$165/mth not including pool mtce (xtra usd$100/mth) or electricity/water. Development does not offer any communal entertainment or sport facilities.

I still dont know people are paying American prices in a third world country shop around this is what is driving up the markets in DR people not doing their research on the market down there. If I told you how much I payed for the land I bought some of you would of thougt I put a gun to somebodys head. For $100,000 US you can bulid your self a castle in DR forget about the tourist places they rip people off.

How much did you pay for the land m2? What size and where?

I had one guy come on here when I said I paid 15k for a piece of dirt and say that he paid much less (3k) and that there is NO need to spend that much money. I was very interested until I saw his dirt. Not only did he pay more money per m2 than I did (2x) but his dirt was in a hole right off the main hwy.

Even with a castle on his land I wouldnt give him 100k for it.

Talk to me Ron, where is your dirt?

PS> I can buy a building lot full of Plantano for 2k US dollars. Difference is I would have to live on an unpaved road in Sabeneta instead of Sosua/Cabarete. "ALL LAND IS NOT CREATED EQUAL"

Not that I am a fan of Casa Linda because I am not but you won't get what they give living on my 2k lot in Sabeneta either.

Hahahaha, you got that right. The stupid foreigners are the ones who are driving up the prices everywhere. I hear that some people pay as much as 265 dollars just for maintanance fees in sosua for an apartment they own in a building with other gringos. When I hear folks paying 100 thousand dollars for a small apartment so they could live next to another old gringo and pay 200 plus dollars in maintanance fees, I simply shake my head. These guys call themselves DR experts. hahahaha

You're a well informed or so-called "expert" on real estate matters on the north coast, how come you do not have an opinion on Casa Linda which is located very close to your living quarters?

There are other issues that you're not taking into account here such as :
-They belong to a market segment
-The apts won't be sold to you or to Dominicans
-The price of "peace of mind"
-The cost of being in "gringoland"

Why do people pay $10,000 ~ 20,000 dollars to belong to a Golf club?
Why someone drives a car that costs more than $100,000 dollars? A lot of Germans in Sosua have them.

I recently toured the Casa Linda development and I have to say I was impressed. I used to own a house there but I don't anymore. I think it is very well organized, the houses seem to be well built, the landscapeing is well maintained, there is on site management, they have a tourist rental pool that some of the owners seem pretty happy with, the security is well staffed. Personally, I like the development. The houses are not a steal, but I think the prices are fair for what you get. Parking is an issue that they need to work on.

We owned a house in Casa Linda but sold it due to some serious problems they are having with rental people. It seems they are more interested in rental income than the welfare of the owners. The place seems to be attracting a lot of hookers and the partys seem to go on all night. There has also been several fights at night and the security does nothing about it. As far as the pricing i think it is very high for what you get, example you can build the quality of house at Casa Linda for 350 to 400 dollars us per sq mtr, a pool can be put in for under 10us and landscaping for about 3000us. The furniture and appliances they use are of very low quality worth about 2500us. To give you an example of land prices i just bought 8900 sq mtrs at Haciendas el Choco for 8.50us per sq mtr and this is a high end luxury community. Also be careful with phase 4 as there is rumour of title issues.
Sorry if i am not more positive but these are the facts. Contact Werner at Hispanola Realty and inquire about a new project he is starting and also ask his opinion of Casa Linda.

I am not an expert on anything but you don't have to be to have an opinion. I never liked Casa Linda and have stated that many times. I didn't think there was a need to say this when you just asked about price and not what people like and don't like.

It is just hard to answer a question on price without having seent he house you are referring to. I did comment that I thought the maintenence was a bit high because I can compare it to other places I know. I just read Windeguys post and have to agree with the trailer park feel to it. Homes are on top of each other, the homes I had been to had one parking space and 1 lane street which bothered me if you have company.

People get pissed at me when I speak about Casa Linda so I just anwered your questions.

Hahaha, My maintence went up to 360$ US a month. Plus we have assessments that are very high also. I think this months was over 400 US dollars per condo so with electric, laundry and whatnot it cost me 1000 US per condo this month and it will be the same next month. At least get your agression right!

What do you have against gringos btw? Does this problem stem from your questionable religious and political beliefs? I know you have a hard time with WHITE Women but I see it now also applies to men

Just to really piss you off, in the last two years I have made a whole lot more money on my over priced real estate than you made in income working like a dog while I was sunbathing at the pool so I can be nearly as dark as you:)

I'm a stupid foreigner

As a stupid foreigner considering buying property - help... I need something I can rent out to family/friends to cover some costs and something somewhere safe. I don't want to have to worry about as I won't live there year round. I don't have a lot of money which is just one of the reasons why I was looking at DR to begin with - I don't need something incredible - 2 bedroom/1 bathroom is fine - somewhere I can spend my summers (I teach), learn Spanish, volunteer....

The person who wrote that there isn't a lot of middle ground is right. My husband and I were considering Casa Linda b/c it is middle ground but then we decided it might be better to get something within walking distance of town or beach... and maybe a condo would be better than a villa? I've read a lot about the condo properties everyone mentions... but I guess we'll wait and see what is available when we get there...

Thoughts?

These prices and miantenence fees seem extremely high to me also and I reside in Miami where real estate probably appreciated 30+% in the past year. I have been looking at many countries in south and Central AMerica along with Mexico. I think I will passing on the DR as the current prices do not correspond to value received--I would never pay those prices as one poster wrote in a 3rd world country. I bought my Studio Condo here in North Miami for $17,000(thats right $17K) in 1996. I feel I overpaid by 10% even back then.Bought in a hurry. My current maintenence is $156 monthly and my Hot water is included in my monthly maintenece. We have nice pool but I never use it as I am only 3.5 miles west of the nice beach near Bal Harbor/Surfside on Collins ave for those of you familiar with Miami and the beaches. Deals are out there if you take the time to look. One thing I will do in whatever country I buy in and that is use a 3rd party representative like an Attorney of the country I am buying in--as soon as many sellers in whatever country find out you are a Northamerican, canadian or German the prices get jacked up due to the misconception we all have tons of money to spend-so I will hid my identity until the closing and the price has been locked in.Maybe I am overly cynical but I simply seen to many scams in the Latin countries.Personally some of the best deals I have seen are in some of the areas of Argentina(out of the capital buenos aires)--and the Trout fishing and Hunting in some of the mountain regions is simply out of this world.
