New Waterfront Condo Complex in Sosua?

The formerly residential property next to the La Puntilla condos owned by an American expat has been sold and I'm told that a condo project will be constructed there.

It is choice property with a great view, so I assume the condos will be quite expensive, thus should further increase the value of the nearby condos where Scott, I and several other dr1ers live or own apartments.

Scott, I haven't heard. Just that the property had been sold and that 25-28 condos were planned. The new owners are American.

If this is the same guy that supposedly purchased it or was going to purchase it a month or so ago he has no money and is looking for OPM as per what I was told. Let me know if you hear anything more.

I just hope the Convention Center/Casino gets completed in my lifetime. That is going to be the icing on the cake not a few more condos.

I'd rather be in Charmico :)

Three of us have already bought here. Half the price and twice the fun ...

Not sure what Scott meant, but for me I would much rather be in Sosua. Much better infrastructure, including the supermarket the condo owners in Charmicos will be driving over to shop in. Charmicos is a Dominican town, Sosua is more upscale in that it has the services required by the people in the many hotels, condos, apartments, etc., that are here.

I think the best value in the greater Sosua area is El Neptuno where Scott and I live and where Island Treats and Alanindr own apartments.

I agree, El Neptuno is in a perfect location. Close to the beach, close to the shops, restaurants, discos, etc. However, I wouldn't say it is a great value for the price. Although, like everything else in the DR, real estate prices (in the right location) have gone way up recently.

It is past the restaurant in Charamicos we went to eat in if you remember the place. It is a big walk to the beach and an impossible walk to the main hub of restaurant/bars/Nightlife. These condos are selling for MORE than El Neptuno is selling for. There is NO beach although it looks to be a good view but way out of the mainstream of tourists.

What is wrong with living in the Mountains? Nothing at all but will tourists want to stay there?

I know from my history renting my condo that I have had great success with a good location. People in my building although not me have had great success selling the condos at a good profit. I am sure I can also but haven't really tried to sell yet.

Another problem with the location is that it will be the pearl of a not so nice neighborhood and therefore a target. I have always tried to buy the worst property on the best blocks.

If El Neptuno isn't a great value for the price, what is? You need to be able to comp properties to come up in your mind which is the better for you. I would be curious to hear from you what is a better value in Sosua. Certainly not the place in Charamico, it is much more expensive. So let me know what place is it that you have in mind that you say what you say.

I think it's way over priced for the location.
I would go with Scott on this one.

It might have a great view, but it's a little off the beaten track, has no beach and is surrounded by Charamico's.

Now I know I am losing it since I am quoting myself.

I would live there if the price was 50% of El Neptuno. I have no problems living on the other side of the tracks and "I" have a car. Where would you stay if YOU had the choice?
