    Default Prices for rentals in Gasque?????

    A good friend has just finished renovating (4) apts in Gazque and is seeking advise as to today's market value for these rentals. The building is on a very quiet block about 4 blocks from a University . It's 2 stories and currently does not have a security guard. Two of the apts. are 185M2 and two are 160m2.

    What is the rental value of the apartments?? Thanks in advance for your help.

    Try that website. You can check for how much similar apartments in that area are renting for.

    The prices in super-casas are ridiculous. He should look at Listin Diario, Caribe or other newspapers for actual similar rental properties. Gazcue is not a cheap area so depending on how nice the appartments are they could command a nice rent amount. I would suspect you could ask anywhere between 15 to 35k pesos a month...again depending on how nice they are, are they furnished, etc...

    Well. The prices might be ridiculous but if that is what everyone else is charging why would you want to charge less?

    My point was that the prices in Super-Casas are NOT what people are charging, but very over inflated and nobody will rent from you if you ask similar prices. Thus I directed him to places where he could get more up-to-date, real life prices to compare with.

    Spot on.

    Use the local newspapers, super-casas.com is a waste of time if your trying to get a handle on market rates etc. Plus the selection in the local newspapers are much broader and better.

    Have a Dominican make the call and negotiate the rent for you.
    This way you will avoid the "Gringo Tax" in many cases.

    Hi John,

    I am in the process of securing an apartment in Gazcue but curious to hear about your friends place. Does he/she have two bdrm apt's and if so did they figure out the rate yet?
    Pls send me a PM with the info on the cost for two or three bed, # of bathrooms, what's included utilities wise and where is the bldg located, street and cross street. Are they going to get security?

    not being rented. In fact they were offered up for sale and he has contracts on three of them at this time.

    I live in Gazcue in a decent apartment in a good section. It has two bedrooms, one bathroom, Inversor etc etc...full time watchman...I pay 11K pesos a month. But I have friends in the same sector who pay anywhere from 9K to 40K. It depends on many, many factors. There was an apartment available in the building next to mine last month for only 9K(no furnishings or inversor).

    Robert is right. Get a Dominican friend to at least call first for an approximate price. My place is not the Taj Mahal but it is nice and clean. I am very confortable and can walk to the bank, rent DVDs, supermarket, casinos, restaurants, colmados, pay bills etc.

    Don't pay more than the market just because you can or don't know better. Pound the pavement and get a real feel for the sector you want to live in. Talk to everyone you can.
