    Any feedback on the Caba Mar lots for sale in Juan Dolio???

    Matilda,

    Caba Mar project is near Guavaberry by Autopista del Este, if you are going up from the Blvd. take the exit to Los Conucos and turn left as if you are going to SD by the Hwy. Is abot 4 min drive from that intersection.

    They have a Beach Club with entrance on the Blvd. rigth before Guayacanes. They have a pool and very busy on the weekends with locals. The beach SUCKS big time and the pool is a hygene disaster....I did see some area clearing back in July, but work was not at any decent speed in September.

    We know several Dominicans who have purchased lots. All lots are on the 'land' side of the highway with access to the sea via the 'beach club'.
    The beach club itself is VERY busy on weekends, noisy, crowded, definitely a place to 'see and be seen' for locals who have a bit a money to flash!

    It is a dead zone for the investments. Look for some land in Villas Del Mar area of Juan Dolio. Plots from US$60 to US$150 p/sqm . Plots from 750 sqm.Closer to Bulevard or to the beach more $. Just come and look around...

    Bit confused Steve G. In another post you say lots in Villas del Mar at US$15-36 p/sqm. Here it is US$60-US$150?????? Which is right? Hurry up and buy though as new mayor who arrives in January - his first priority will be to get owners to clear their land so that the 'jungle' is less jungly, so prices will rise then

Price for lots : from US$40 to US$120 per m2 . In Villas Del Mar area lots are 750 or 875 m2 , some of them bigger . You can buy a lot for a nice house , or 2 lots together for a development of some villas or a building. Better to be close to Bullevard... And another post about : Transfer taxes are paid based on the market value ... prices could vary by location in the same town , like Juan Dolio :
    JUAN DOLIO (BEACH) - US$82 sqm
    JUAN DOLIO (TURISTIC AREA , BEACH) - US$82 sqm
    JUAN DOLIO (AREA LESS DEVELOPED) - US$36 sqm

    If you have a plot in Villas Del Mar , it could qualify as Turistic Area , but if you walk inside from bulevard ...it looks like jungle - you are in Area Less Developed and that could be just 2-3 streets down and will have twice less in taxes. But you can not confuse too much an inspector if you are on the beach with the other side of the road ...It is getting well organized.     1 . Prices went up in some places from US$40 to US$60 and from US$120 to US$150 just in few months . The lots right in the entrance to Villas Del Mar 2,000 and 3,000 sqm were sold for US$65 and the prices were between US$40-50 just 4 months ago. You will see soon few nice Villas developments there . The only lots available beach front went up from US$120 to US$150 .

    2. Second post was about cost determined by the tax authorities, not based on the price of purchase ... Lets say you buy a lot real market price - US$150 sqm but you will pay taxes based on US$80 - RD$2,700 sqm. But if your lot is on the other side of the San Pedro road cost is US$15 - RD$500 sqm but the size of lots 10,000 - 20,000 sqm etc and far away from the beach area , not much developed. Even if you put in the contract US$5 sqm you have to pay taxes based on US$15 - RD$500 sqm .Finally Villas Del Mar starts from the San Pedro road up to the beach area. Closer you are to the Bulevard and to the beach more $$$ you pay. US$40-50-60-70-80-100-120-130-140-150 sqm
