The secretary of Tourism, Felix Jim?nez, announced that within the goals to diversify the tourist supply of the country contemplates to turn to Juan Dolio to ?South Beach? of the Caribbean or prepared zone to receive the visit of important personalities, specially of the jet-set international . In addition, he informed that two Marinas in the area will be constructed, and the one between Juan Dolio and the Hig?ano river, which will attract a greater number of tourists of high consumption. Jim?nez offered the details during the Breakfast of DAILY newspaper LIST?N Diario... Jim?nez announced that in this period of government the construction of towers of up to 15 and 20 floors will be authorized in Juan Dolio. Nevertheless, it informed that they have unified the development norms, and consequently, buildings one next to the other will not be able to be constructed. It indicated that there will be a minimum of meters to allow people to walk by the inner streets, to see the sea and the gardens of the area. ?They will not settle down more density of 400 rooms by hectare, if it is allowed: for example a rate of minimum occupying of terrain for projects would be a 40 percent of development, in that case would allow the construction of 10 floors?, explained the secretary of Tourism. It showed that when the rate of occupying of terrain is 30 percent will be equivalent to 15 floors, and that when it has a rate of 25 percent will have 20 floors. The new projects that would be developed in the zone will be of between 10 and 20 floors. Transformation From the past year in Juan Dolio the real estate tourism is being developed and many foreigners are doing of this country his second house, as far as investing in houses and apartments, explained Jim?nez. It needed that due to the natural wealth in this zone and its enormous potential as destiny, has conquered to a segment of the tourist sector of high spending power?

Now if only they would build a sewage treatment plant so it doesn't start to stink like it did when all the resorts were open and full!!

that's interesting...been to south beach and juan dolio is like light years behind. maybe the carribean version will be toned down a bit. i hope it won't be as high priced as south beach...

They want to turn Juan Dolio to ?South Beach? of the Caribbean ... that what it says in the newspaper and today it is not even 10% of what Juan Dolio will look like in the future ... it takes time

i understand it takes time. hopefully it will be done before my time on this earth expires. is that possible ?

Do not worry it will not take the same time that for South Beach in Miami and it will never be the same to original one ... South Beach (also known as SoBe) is a section of Miami Beach, Florida that encompasses the lower 23 blocks of the island from the point south of 1st Street to 23rd Street. This area was the first section of Miami Beach to be developed starting in the 1910s ...
South Beach started as farm land. In 1870, Henry and Charles Lum purchased 165 acres (668,000 m?) for coconut farming. Charles Lum built the first house on the beach in 1886. In 1894 the Lum brothers left the island, leaving control of the plantation to John Collins, who came to South Beach two years later to survey his land. He used the land for farming purposes, discovering fresh water and extending his parcel from 14th Street to 67th in 1907.

In 1912, Miami Businessmen the Lummus Brothers acquired 400 acres (1.6 km?) of Collins, in an effort build an ocean front city of modest single family residence.

Carl G. Fisher, a successful entrepreneur who made millions in 1909 after selling a business to Union Carbide, came to the beach in 1913. His vision was to establish South Beach as a successful city independent of Miami. This was the same year that the famous restaurant Joe's Stone Crab opened.

On March 26, 1915, Collins, Lummus, and Fisher consolidated their efforts and incorporated the Town of Miami Beach. In 1918 the Mac Arthur Causeway was completed. The Lummus brothers sold their oceanfront property to the city from 6th Street to 14th, which was then and is now the area known as Lummus Park.

In 1920, the Miami Beach land boom began...
In the 1930s an architectural revolution came to South Beach bringing Art Deco, Streamline Moderne, and Nautical Moderne architecture to the Beach. To this day, South Beach remains the world's largest collection of Streamline Moderne Art Deco architecture...

Juan Dolio has it is own history back in the past , but real boom is starting now ...The major developers in the area Villas Del Mar just have started few years ago new developments ... Group Metro bought there land for Costa Del Sol I & II , Marbella , etc. in 2005 ...

... Group Metro , Hemingway Club ... have started there major developments in 2005 , a lot of developers just are going to invest in Villas Del Mar , Juan Dolio ... And the reason why 10 - 20 floors to build - is not really enough land ... so it will be as high priced as South Beach in the future ...:surprised

Yes the beach regeneration was done quickly, however the regeneration has been stopped at Juan Dolio Public Beach and from what I understand will not be continued down to Guayacanes as originally stated for several reasons.
However, while the new beach is nice and now permits walking from one end of JD to the other via the beach, in my books sanitation is a much more pressing issue and should have been installed before permissions for the current construction were granted.
What good is a beautiful beach if you can't swim due to polluted water??
Surely those who live here know how the septic systems are installed and where the grey water filters through the coral to the sea, much like the canals of Venice served as a conduit for the refuse of the city to travel to the open sea.
Take a drive down the highway at night from Costa Caribe to Villas del Mar and when it's high season the night 'perfume' wafted inland will make your stomach turn........Thank heavens we live on the sea side of the highway!

Also Juan Dolio will have an aqueduct and they will complete the sanitary system. ... that is what the secretary of Tourism Felix Jim?nez announced just 3 days ago ... not 10 years ago ... before that there were just rumors around :ermm:

mickey...Miami beach has a sanitary system....as does a lot of the areas in Puerto Rico. They don't put in a septic tank that drains into a hole dug in the ground to sea level. Also they don't sit on a coral foundation that has 'channels' through it that the wave action and tide 'drains' into the sea.
It's all about geology and adequate sanitary filtration.
Also Steve G. there was an 'official' plan for the Juan Dolio area that was introduced about 25 years ago (I don't remember the exact year) that I saw personally before we bought our condo here in 1990.
Back in 1990 we we informed that the timeline for turning the beach road into a pedestrian walkway with access only for tourist buses and delivery vehicles and construction of a 'boardwalk' and sewage treatment plant was 5 years....so they're only 11 years late!
BTW Juan Dolio does have an aquaduct (al least old Juan Dolio), we're connected to it!

i never had the benefiit of using a septic tank all my properties utilized public water and sewer and u are right juan dolio does have an aqueduct system but septic tanks are not made to to drain out to the water table a right septic tank in any country is supposed to be built with acceptable waste tanks :bored: :bored: :bored: :bored: :bored: :bored: :bored:

e mickey....but there are no acceptable tanks or 'seepage beds' here.
We installed a septic system for a rural property (3 bdrm house) in Ontario.
Cost us over $10,000. and we needed to install a 100 foot weeping tile bed filled with gravel and sand to filter the 'seepage'.
Here in Juan Dolio they install a tank then from the overflow hole near the top of the tank the put a pipe that drains to the hole dug down to the water table. When the hole plugs up you either clean it out (messy, smelly and only last a little while) or you dig a new hole! One of the nearby resorts spent one season digging about 9 or 10 'holes' because the ground was so saturated the 'holes' (they call them filtrantes or some such) kept plugging up shortly after being dug.
Also when a septic tank becomes full, responsible owners have a truck come and pump them out. Irresponsible owners call a local guy who comes in at night, empties the tank with buckets, digs a whole in the sand on the beach and dumps the waste into the whole then when the tank is empty, he puts the sand back on top of the waste and disappears until needed again (yes we've seen it being done this way-one of the not so pleasant aspects off being a night owl!)

i thought most of juan dolio and guacannes were hooked up to public water and sewer i think those septic tanks are the exception and not the rule the residents of costa del sol are making a payment for the public water and system hook up this will be the future trend

National and foreign companies will construct this year around 600 apartments in Juan Dolio, with an investment that surpasses the US$500 million, in which hotelkeepers have denominated like the relaunching of that zone. Pedro D?jer, executive director of the Association for the Tourist Development of Juan Dolio and Guayacanes, said that this tourist town is outlined like one of the most important poles of the country. A factor that according to the D?jer hotelkeeper favors that zone is its proximity to the city, the beauty of its beaches and the facility to recover the investment, in special in real estate properties. Between the companies that construct in Juan Dolio mentioned the Group Metro, that has the projects Costa Del Sol, Marbella and Las Olas, as well as to the Industrial Development Bank, Star Fish Resorts. In the zone also one projects to raise an important hotel project, said the tourist industrialist. As far as the real estate development, D?jer showed that only the project of apartments Costa Del Sol, that is developed in Juan Dolio, sold US$100 million, which reported to the government US$5.0 million by concept of taxes. It showed that the low interests for loans, as much in the country as in the outside, facilitate the real estate investment in properties. It said that that zone had a great time with splendor of the exclusive tourism of everything including which it was developed in the country in years 90. It exposed that the association that directs takes a series of directed activities to impel what they have called the New Juan Dolio, where stands out the real estate tourism, making emphasis in the golf courses. It jointly showed that with the golf courses, in next March they will inaugurate a polo field and that will be constructed other two golf courses. The investment that has made the authorities in regeneration of the beach has increased the capital gain of the properties, because people are excited with the beauty of the place, its proximity to the city and the easy access, explained D?jer. It said that in Juan Dolio there are about five great hotels, Coral Costa Caribe and three of the Barcel? chain, that are Capella, Talanquera and Colonia Tropical and a great amount with less than 100 rooms.
