gated communities

can anyone shed any light on what a gated community is ....if i buy a house in a gated community does the land actually belong to me and how much are the normal charge for these places...if one buys can they put up the charges the next year to whatever they want..it all seems a bit of a minefield

Nature-l, you can buy undeveloped lots in gated communities, or a finished home,in either case you will have title to the land area you purchased. Gated communities were set up so foriegn owners feel safer, and the probablity of someone else speaking english, is likely as well, can't answer the latter question though.

There are many diffenent definitions of gated communities. It has nothing to do with you owning the land, but most gated communities do have monthly or yearly fees covered by homeowner association, homeowners clubs etc. these associations many times to have a list of covanents that cover the community as well. If you have purchased the land or villa, then you own it
These typse are:
1 Gated communities that only have a gate at the main entrance and no
internal security. These are the least "secure".
2. Gated communities with multiple gated withing the different areas within
the community. these are slightly "more secure"
3. Gated communities with security personel patrolling the community as well.
These are the "most secure" areas

I do take a small exception to the thought that gated communiteis are onlly for expats, and not locals. three are many "gated communities made up of both expats and local homeowners.

so about the charges....can they suddenly change them to double or more or is there a contract...in which case can you opt out of the community lol and they have to move the wall

Gated communities usually have monthly fees covering landscaping, security, lighting, garbage etc..

Usually, the owners get together via a homeowners assocation and decide on fees. Its usually started by the developer and eventually is taken over by the owners via an election to head the assocation.

In our particular case we have had an increse of about 10% (total) over the last 3 years. Not too bad at all considering what it covers.
