After spending a few days in Santiago,and the "North Coast, I "SEE" a New Begining "UP THERE"!!!
Puerto Plata is "Booming"! The NEW MALECON looks great!
The "ROADS"???? from the main highway to "Costambar" have been "graded" and are being "Surfaced" I hesitate to say; "Re-Surfaced" because they may have NEVER been "surfaced"!
But the "Big Change" is in "SOSUA"!!!!
I haven't been there for over a year. Things look good!
The stores that were once closed are all open! Everything is painted! There are tourists walking the streets,eating in the restaurants,and "Shoping"! We met a young couple from Calgary. There are new banks opening, the streets are clean. I was not there at "Night" so I can't comment on the "HOOKER" situation!!!
I think that it is time to "BUY" on the North Coast,especially Sosua,and Cabarete, and YES,maybe even Costambar!
I stayed at the Hotel/Casino Gran Almirante in Santiago. If you want "High Class" call girls,THAT is the PLACE! There was a "Marcha" of the "Miguel Vargas" PRD" Party on Sunday in Santiago. The hotel was filled with The PRD "Faithful" (Mostly fat/old/dark/ugly/politicians) THAT may have added to the "Prostitute Population"! The hookers in Santiago ARE FINE!

Are you saying it was up, then went down? And now its making a come back. How is the world wide real estate correction affecting the north coast?

You would not know that there is a housing slump elsewhere. Real estate is still booming here in Sosua. There is alot of constuction both residential and commercial.

I have heard of several lots sold in the last few weeks and spoke to someone who bought a house a few days ago. I'm not in the business - just live here.

There were two units sold in a month in the 18 unit condo where I live. They were listed about a month before that. I'm not selling or buying, just throwing in a small piece of information that can be easily confirmed.

It is very nice that you "heard".

I can present you right now at least three very lovely flawless free standing houses with decent lots and pools in a very good area of International school that cannot sell for well over a year for $80- $120G. It would be interesting to ask their owners/sellers about "Real Estate Boom in Sosua".

The impression I got when searching for property here is that the agents price the properties to sell some time in the next 3 years - i.e. very optimistic pricing!

In addition to that there is so much property on the market that if you want to sell the property has to be either in A1 condition or a fixer-upper priced accordingly.

Just my opinion folks.

there is a lot of contruction of various types of buildings so one can say its an up and coming area- new businesses opening all the time along the highway

Those owners probably have the wrong real estate agent. :)

They work with almost all major RE agencies in the area. As long as there is no exclusive listing rights in Dominican Republic and listing with a RE agent is free, so all sellers list with ALL agents.

New construction sells pretty well. Especially beach front. The problem arrives when trying to sell an existing one on secondary market.

Maybe I should have elaborated a little more on my comment.
I was a licenced, successful real estate agent in Ottawa for 15 years before I packed it in to enjoy the Winters in the sun.
The major reason why properties don't sell within a reasonable amount of time is because the owner has an inflated vision of it's worth, i.e. overpriced.
The other reason is that it needs repairs, updates etc...
Here in the DR there is the added concern of being safe in your chosen location. And that is why I think it is important to buy in the right place and to be safe.
What good is a beautiful beachfront property in the middle of nowhere or an existing residential area where the robberies or home invasions are common?
Do your homework.

You are absolutely right about the importance of the location. Every single piece of real estate does have a value though but owners know nothing about the correlation between the location and the value of their property. Without the honest knowledge of a real estate agent, owners will only guestimate the value, often inflate.
If the agent inflates the price then, he is the problem. That is why I said those people had the wrong agent.

To answer another question:
No, I do not know a good agent here. It seems like the local brokerage industry is milking the pre-construction inventory like crazy at the moment. Not a surprise as it is the easiest thing to sell in the world.
Why bother going after exclusive listings!!
