The Orchid Bay Homeowners Association is seeking a Community General Manager. Orchid Bay Estates is located in Cabrera, along the north coast, and is home to many of the most spectacular vacation villas in the Dominican Republic. This position will be for the management of the North Side of Orchid Bay under the direction of the Orchid Bay Homeowners Association.

Position Requirements:

➢ Organized, Self-Motivated and Results-Oriented
➢ General Administrative capabilities (e.g. Knowledge of MS-Office)
➢ General Accounting knowledge (basic bookkeeping)
➢ Experienced Supervisor (for both employees and vendors)
➢ Multi-Lingual (English, Spanish)
➢ Possess Independent Transportation
➢ Knowledge of Basic Employee Human Resource requirements (insurance, taxes, vacations, etc)
➢ Experienced Negotiator (for employees, vendors, government agencies, homeowners, etc)
➢ Excellent Interpersonal Skills
➢ Local to Cabrera (North Coast)
➢ Prior Property Management Experience a Plus
➢ Available Full Time

Salary commensurate with experience based on prevailing property management salaries. Both individuals and companies possessing demonstrable experience and expertise in professional property management can apply for the position.

Position Duties:

Community Administration
Process paperwork and organizational obligations of the community in a timely and organized fashion:
? Accounting (Budgets, Recording, Reporting)
? Utilities Management (INAPA, Verizon, Edenorte, Cable)
? Public Relations (Website, Charities, Cabrera & Other Government)
? Human Resources (Payroll, Taxes, Pensions, Health Insurance)
? Vendor Management (Vetting, Contracts, Reviews, Payments)
? Legal & Government (ITBIS, Ministry of Tourism, Board Needs)
? General Management (Issue Notices, Maintain Documents, Project Mgmt)
? Architecture Reviews (As needed by external architect)
? Security Management incl. Emergency Contact (24/7)

Community Communications
Provide consistent community communications and facilitate in resolutions between homeowners under the guidelines established by the community:
? Monthly News (Happenings in the community)
? Board Meeting (Issue minutes, Identify Tasks & Prioritize)
? Issue Resolution (Personal Interaction, Negotiations, Communications)
? Orchid Bay Architecture Review Board (OBARB) Updates

Community Security
Supervise security personnel to ensure consistent professional working standards and guidelines are followed:
? Access Log Reviews (Entrance Logs, Community Logs)
? Equipment Inventory (Uniforms, Lights, Protection Devices)
? Training Needs (Evaluate, Recommend, Execute, Manage, Review)

Landscape Maintenance
Ensuring the consistent and cost-effective maintenance of the landscaping of the community including the beach areas, roadways and common areas:
? Manage Community Standards (Define, Guide, Manage, Report)
? Gardener Supervision (HR, Management, Reporting)
? Landscaping Improvement Projects (Define, Quote, Supervise, Report)
? Supervise Maintenance (Basic Infrastructrure, Roadway Lighting)

Infrastructure Maintenance
Monitor operational and safety of the infrastructure services provided to the community while supervising any needed repairs or upgrades to same.
? Assess Infrastructure (Using professional engineers)
? Upgrade / Maintain (Based on community needs and requirements)
? Focus on Safety (No unauthorized use of infrastructure)
? Define / Monitor Preventative Maintenance Program

Special Projects
Research, estimating and assignment of various special projects that have been communicated, agreed to and funded by the community. These would be projects outside of the normal course of business but which are in the common interest of the community.
