Leo is building Eden Cabarete and a second condo project in Cabarete as well across from the food court near the ESSO gasoline station.

I missed the name of the other condos to be built across from the Food Court Donya Carmen in Cabarete. Here is the location along the beach across from the food park in this area;


Plot plan of the Cabarete Country Club includes north and west of F Block of Costa Azul. Also the last row of Costa Azul properties along the fairway for which they will pay Costa Azul monthly fees. More than 10 plots of land , which should provide.50,000 RD a month to Costa Azul (???)



8 to 9 Million USD investment estimated for Cabarete Country Club. I suspect it will be considerably more than that. You know, inflation and all.

How far does the wall go? 1.3 Km long and 3 meter high wall along La Cienaga border to the golf course, starting to build that first in August.

In about 1.5 years for all sporting facilities to be done. 9 hole golf course, 6 tennis courts, 6 pickleball courts, the clubhouse, a stadium, and two restaurants

There will be around 100 Villas and 100 Condos.

Cabarete Country Club builders also purchased the former Miro Restaurant on Cabarete Beach for country club members to use.


What is the membership? About $200 USD per month but actual amount is TBD - No idea what it will really cost, you know, with inflation.

How soon will it start and finish? August will start on the wall after initial work is done for new condos on Cabarete Beach across from the Food Court.
(Well, that did not start as planned, perhaps manana.)


Where will the entrance and the parking lot be? About 600 meters west of Costa Azul entrance will be the only way in to Cabarete Country Club. That will close La Cienaga accesses in that area, The only way into La Cienaga will be from the area where Algo Ferretero is located, which is on the paved road from the main highway to the eastern part of La Cienaga. That new stop light at La Cienaga road will be at the only way in .

Christine Fraser will design the 9 hole golf course.

This will take up much of the land between Costa Azul and La Cienaga , all the way up to the Encuentro food park area. It is a big project.
When asked why they did not also take over the El Rocon area, they said that was a nut they did not want to crack at this time.


The fellow from Argentina who did the presentation looke far to much like a latin version of Robert Redford....They have deep pockets.

This may help Costa Azul. More builders will end up there and probably make Costa Azul more attractive to buyers.
I saw some condos there but the area was not that appealing. It is across from the beach but seems empty and ghost townish.

Looking at the Eden renders, Cabarete is about to get a massive influx of trees! Cool!

This may help Costa Azul. More builders will end up there and probably make Costa Azul more attractive to buyers.
I saw some condos there but the area was not that appealing. It is across from the beach but seems empty and ghost townish.

I will have about 100 new neighbors soon.

As for Costa Azul, yes those new condos and The Cabarete Country Club will certainly change things up.
There are far fewer lots available inside Costa Azul since the virus escaped Wuhan Labs, so there is not that
much land left for new houses.. So there is that already.

Eden Cabarete is built like the proverbial brick xxxs house. It has to be for them to have sold $1 million to 3 million dollar penthouse condos.
And they did. These guys are as serious as a heart attack.


Fore, anyone? Hey , it won't be the major course at Bergantin, but 9 holes are better than none as I understand it.

Regarding the impact on La Cienaga, built illegally on public park wetlands, by the new Cabarete Country Club, It will be significant.

Those current dirt road cut-ins where a moto can short cut into La Cienaga west of the entrance to Costa Azul will be blocked off by condos and villas and the golf course.

All traffic in and out of La Cienaga will be forced to use the La Cienaga road at the most recent traffic light in Cabarete. That is somewhat of a game changer for them.

People will also no longer be allowed to wander into that area to graze their livestock and borrow a TV from Costa Azul owners so they can watch a 65 inch TV duing the Yankees playing at the World Series later this year.

My friend in the US just advised me to wear a mask on my way to see Dominicans play baseball at Yankee Stadium.
He has the Wuhan flu for the second time and is sick as a dog after about 6 shots of mRNA useless vaccines, just like I got.

But then, I always said the Chinese exposed us to a virus that would NEVER go away.
And it won't . Now where can I get real N95 masks before I board...What does this thread have to do with that?

But I guess people will squeeze what they can into a thread. Now back to the Cabarete Country Club. Anybody gonna join?

For those who didn't notice: The DR became an escape location away from repressive countries durig a certain recent period of time.
I know a lot of houses near me that were on the markte for years finally sold. Now we have a "post" period of that time and a lot of new construction.
Most of it is in PC, but we have our share on the north coast as well. Just drive from Puerto Plata to Cabarete and you will see them.

Juan Soto, Luis Gil I hope to see play versus the Boston Red Sucks . I mentioned that I was strongly advised by a friend that I wear masks while on travel because he was quite sick from the virus.

Rereading what I posted above shoud clear up your questions.

There was a golf course there before that was abandoned that is visible on Google Earth.
When I moved into my house in 2003, the golf course was barely active 21 years ago as the original devloper, who is also affililated with Century 21, had already abandoned Costa Azul and moved on to other mostly condo oriented projects in Sosua. It took years for Costa Azul to develop an association, which is very difficult to do after the fact.

The Argentine builder mentioned that there would be some considerable reconditioning needed for the golf course, especially at the east end of the coarse area where trees had grown and it was used for grazing livestock of the owners living in La Cienaga. They also said they would do all of the infrastructure work first, like the golf course, tennis and pickle ball courts, restaurants, club house and pavilion before they built the many condos and villas for country club owners. Time will tell. The Argentine builder also purchased the southern most currently vacant row of building losts in Costa Azul. The plans was to leave them vacant. Mareal will definitel be a lower cost option to the CCC in my immediate area.

It seems the government or government owned companies are the only ones to build championship golf courses on the north coast. It was the government that built the one in Playa Dorada too and that’s a championship. They also built the one further east on the coast in Playa Grande.

¿The thought of creating this new one in Cabarete came after the announcement that a new one will be built in Punta Bergantín or before? This could be the start of another small golf course “boom” on the north coast.

I always found it odd that Sosúa itself doesn’t have its own country club given that’s “expats central” or so it seems on the north coast.

The Argentines who are building Eden Cabarete condos and a second condo project across from the Cabarete food court by the ESSO station were looking for oppotunities in the area.

I doubt their motivations were tied to Punta Bergantin at all. I first heard of the Cabarete Country Club project last year but was sworn to silence until they had their meetings in La Cienaga and Costa Azul, and the approvals to proceed. They decided on rennovating the 9 hole course and putting in the additional amenities in order to sell more condos and villas to upscale buyers. These guys are not low end builders. Think more like Sea Horse Ranch than Costa Azul or ProCab. Places for the 2%'rs.

They said they looked at El Rocon across from Costa Azul as well, but that was not easy to deal with so they walked away from that area. There is plenty of other land that is undeveloped between the Encuentro food court and Sosua including a resort Abinader wanted to rennovate... Time will tell what happens to all that empty land.
