I wouldn't build a dog house here....I only buy what I see. I don't buy dreams or some BS story of how Im going to turn around and make 50 % return in one year ..their word here has no value will tell you anything to extort you...
I tend to agree - most, not all, Dominican contractors are crap. I watched one build the house next door - horrible plumbing and electrical and once the contractor got his final payment he never came back to clean the boulders, sand and gravel he pile in the street nor tear down his tin construction shed or his piles of crappy would and broken tile.
Forget call backs from a Dominican Contractor - it's like a Dominican guarantee - useless

Dollars... Of course I am Dominican my self not Gringos prices for me.

I like to buy what is already done too, but in this video you can get an idea of the real values of a property and how much is worth to do any improvement to an existing one.
I bought a one bedroom apartment two years ago, I was surprised I was able to renew everything there including AC unit, appliances, emergency electric unit, windows and even furniture on a budget of a little bit more than $10,000. Dollars... Of course I am Dominican my self not Gringos prices for me.

I have to agree with you somewhat as my wife and I really liked a house that was under construction but there where a few things that we would have done differently. And just to give you an idea of how prices change quickly if we would have bought the house before one cinder block was layed it would have been 14,000,000 when we went to see it the house was about 80% complete and the price had jumped to 17,000,000. We were seriously thinking of purchasing this home as you could see that it was a very well built house but the builder/owner offered us an alternative plan to build us exactly what we wanted on another lot that he owned. So after my wife used her Dominican negotiating tactics we decided to go that route especially since the lot was bigger 500M2 vs 400M2 which also meant we could make the house bigger. So right now we are about 3 months into the build hopefully it will be done around late May/June. The builder has been awesome he is a hands on type of guy who is there every single day working and overseeing the build also calls and sends pictures and videos every few days of the progress. We could not be more pleased with how things are going. Funny part is that we were not even looking to buy a house we only went to look but you know how that goes. 🤦‍♂️

Well people are different, I never bought a house here, but we build 4 by our own. When you build it by yourself, that means you buy all material, you contract the workers and pay them and control every step of the constuction.
I have documented all my constructions with fotos fromthe beginning to the end. So after years I can search exactly where are the waterpipes, electricity and so on.
When we decide one day to sold a property, I can show and prove the buyer what he really got to buy, aqui no hay maco...

Beside this, it was every time much cheaper to build by our own, and today the value has triplicated, nice buisnees at all.

Nothing new in DR since I was little heard my family complaining about every single construction or renewing projects was underestimated, is happening here in the US now.
But still cheap to buy or build in DR.

No sure about that, the house I owned in Santiago which I sold when moved to US has a real blue print: Wiring diagram, piping for water supply and sewer lines.

I gonna have to agree with you on this one 100 % ... unless you are a Dominican , with A Builder you KNOW and can trust , you will get Fleeced for sure .
Buy only what is Standing in front of you ... Construction which starts tomorrow is just a Dream /
Only exception may be Apartments inside City ,, but a Stand alone house , forget about it .

The video does not show very much other than an exterior construction. Wether or not "$20,000 is enough to finish this house" is anybodies guess. Things that you cannot see are the scope of electrical work that was done. That alone could be worth thousands. The plumbing work as well. Finishing trim. Doors. HVAC. Landscaping. A punch list that would fill a yellow pad.
Part of the problem is. . . what does one expect in a house for $100,000, 150,000, or...?Did this person make a "good buy" or not? Honestly, I have no idea because there is too much information as I have noted above to give an opinion.

when we were selling our previous home in Las Terrenas, our plumber was also trying to pitch it to prospects.

it's the wild-west out here
