Clay tile roofs need no maintenance, if properly installed, there are clay tile roof still in existence for well over 100 years.....but the sub-surface beneath first needs to be sealed for over concrete roof installations.

"DON", any idea the cost per sq. meter for tile roof, installed over existing slanted cement roof in SD?
I was thinking of the synthetic panels, not clay, that are 4 tiles wide.

My two isolated leaks on the terrace and a small roof sticking out of the house seem to come from one or two bathrooms. A neighbor who has the same house told me he struggled with the same problem for years until he changed all tubes for flexible ones. On Monday someone will come stry breaking tiles in the bathrooms...I hoped it was the roof, already bought Lanco siliconizer, but it seems we're up for some tile breaking

When I did our clay tile, over new roof the tile was like 360.00 M2 and all the installers at the time were asking RD$200.00 M2 to install only, no sealing over the concrete roof.

Yes you have the available Clay, Vinyl, Steel and Porcelain, I am a steel guy, that is my business but I would go with the clay or porcelain, which really is just fancy clay right. Clay has been proven for hundreds of years, I have never yet seen a steel or vinyl roof yet more than 25 or 30 years old, so that either just showing my age or my lack of good observation.......or maybe both!

If you seen the nave over which my solar panels are mounted in the picture on the website, well that has an "R" Panel Steel roof, it's like 5 or 6 years old and I just know I will be replacing it before 10 - 12 years old....never had issues like that roof has with roofs back home in Texas, and there they really like to do roofs with very little slope, as little as 1/2"/ ft., my steel roof is like 2 3/4" per foot and it has accumulation of crud etc.

Porcelain or clay I think is best....my opinion just like everybody elses

Im with Chris on this one. Lanco Elastomeric sealer with silicon every couple of years does the trick. Just cant go with one appi
lication the first time. Also the stuff isnt cheap. Elastomeric is the trick because it drys like rubber. Ive done both the white cement then the sealer but the sealer needs to be done rvery 2-3 years.

Lanco ultra siliconizer gave me the best result. A 5 gallons goes for 5000 pesos. It is blue color when you put it and when it is dry come white. Every two years give an extra coating and it will last shinning for ever.
