What ever happened to Steve G. and his pipe dreams?
It's true that all of the bigger resorts are gone and replaced with taller apartment buildings on the beach.
Not nearly as many of the projects Steve G. used to promote.
I miss the old Jaun Dolio with the resorts and the tourists supporting the town.

This thread is well over 10 years old.
Their plan to turn JD into South Beach over the next ten years has failed...
miserably.
And it was being hyped well before the thread began in 2007.

Failed for the most part and left a lot of bagholder/believers...........One project, Sun Village comes to mind. Epic legal battles and lots of "investors" hung out to dry.

Maybe some of the members of the forum who live there now or go there regularly should be updating this thread. What went well and what didn’t for Juan Dolio ? It is not a resort area anymore. I remember it was still in 2005-6. They built many condos and I think many from the capital bought there. I remember hearing afterwards that it was dead during the week and only on the weekends were there any people there. Obviously it is not the new South Beach. So is that good or bad ? I haven’t been there in over 10 years. Is it worthwhile buying real estate in Juan Dolio ?

Aren't there dozens of high-rise condos, likely built with laundered political & drug money that sit empty and not being maintained in Juan Dolio ?

Juan Dolio likely failed then for two major reasons;

1. The government did not get behind and support it..........for whatever reason (Punta Cana?);
2. There were virtually no really well known and respected names building there.

What existed were groups with wild ideas (South Beach of the Caribbean), no real plan other than a Ponzi style sales scheme and the usual array of glitzy but hollow marketing hype. Throw in the Maytag effect of just wanting to wash money and..................what you got was a disaster.

Don't know if you have been there lately but if not take a look at Hemingway: Hotel, two 20 story condo and rentals priced higher than PC. and company, 5 restaurants. 4 pools, 250+ employees 24/7, and a lot more. Very, very expensive but all condos sold out before completion. Third condo building now starting sales in Europe, the Capital, and the orient. One block away on the principal ave 3 condo building built 10 years ago. One block away two towers started about 10 months ago just about finished. Painted interior. All sold.
For the 1% people that live in the capital ,JD is far from a "disaster". Last apartment that I know of in the new Torre that opened a year ago a 3 bedroom on high floor rented for $60,000 year with a one year lease. Furnished high end. It was spectacular.

And the fact that it is "now here near anything resembling South Beach" is a major plus for most of us that live there. Gracias Dios...as they say.

While not 'South Beach" it is not bad for a quick weekend trip from the Capital. We have a friend who owns a condo in Marbella (?). They rent their condo and this last year has been pretty good for them.

Sun Villiage was not a failed project. it was a scam by a father and son Canadian con men team. The FBI arrested them. They spent almost all of the stolen money. Now it sits waiting for an investor. New legitimate projects seems to be filling up.

I disagree about it being a failure. Although it may not be moving as fast as anticipated. The infrastructure is improving with all new sewage lines. Electricity is better than average, water supply slow but manageable, and police seem to regularly patrol. And three major projects are moving fast. You should take a second look.

Juan Dolio was touted as the “South Beach” of the Caribbean over 20 years ago. I have been to South Beach…..and to Juan Dolio.

It has failed to the extent it ever became or would become anything remotely like “South Beach.” The plan as outlined by the then Minister of Tourism was to create lots of high rises catering to the “jet set.” That never happened and likely never will.

After 20 years of highly touted plans, the outright theft of money from the many who bought into the hype, JD still remains a mostly weekend destination for capitalenos.

Thanks God it's still JD and not South Beach. I'm really fine with this, espacially on weekdays there are mostly no one to share the beach with, what an privilege.
