i know those villas, i have seen them before they were furnished. i believe they cost something in the range of a million bucks. and right next to them there is an event area. so every sunday there is a party. plus a party on every other occasion like holidays. oh, an the concerts too. and fireworks. i would not buy any of them if you paid me. unless i was deaf as beethoven.

texan, one you decide that you want to build let me know. my sister in law is an architect here. she is young, hip and well traveled. she will do a house you want. providing you have money. of course.

a while ago i found this villa photos and i was stunned it was even in DR:

I would want the exact house in the location. But would like to know the cost to build a house like that on my own lot. Then the cost to have central AC. The cost of nice windows like that. I like a lot of how the house I am renting is designed and built. But windows like that would change it and improve it a lot.

The villa you posted looks nice.

i know a guy who is building a large modern house with some of the features from those villas. he's already past 400k dollars and it is nowhere near completion. lifestyle builds in bulk so they pay less money for some things (relatively, i mean: per item, per sq meter and so on).

I have owned a timeshare for over 10 years in Las Vegas. All I need to do is pay the yearly maintenance (around $350.00 USD a year). This entitles me to 7 days a years at anytime I wish INCLUDING blackout days for others (Xmas, New Years, etc). The timeshare sleeps 8. 2 bedrooms, living room, kitchen and all the amenities. Being that it is located in LV, the exchange to any other part of the world is easy. If I choose not to go to Vegas that year, I can exchange to any part of the world that is part of the exchange system. I will get the same room sometimes better!!!! The time share can be willed to my kids and I can sell anytime I wish.

It has worked for me. I even haved exchanged for DR once.

It is not for all but it works for me.

Nothing wrong with your reasoning at all. Although not for me, I know folks who have done Marriott timeshares and enjoy the experience.

I wouldn't call it an "investment" however. It's really partially pre-paid vacation housing rental.

BUT, worse is that the duct work gets dirty, moldy, and smelly.
Cooling the entire house here costs a fortune!!!!
It costs a lot to install the duct work as well!
I talked a friend out of whole house when he was building his condo, he thanks me to this day!!!

I do not see central a/c here much. I went to TGI Fridays in Santiago and they have central air. I was almost a little cold when I was there because I have been are central air in a month. I didn't know how energy efficient that house was built that has the central A/C. I know most homes here are not built very energy efficient.

I bought a membership there before I had any intention of living in the DR permanently. It would have worked out as a deal over the 30 years or so I planned to use it for. I used it as sort of a guest house during the time I lived in Santiago.

I live in La Urbanizacion Thomen in Santiago. You can Google the houses that they have for sale and you'll see what I mean. Rent here is running between 40,000rd-100,000rd+/month. I have since moved from one of the luxury houses to the oldest house in the neighborhood. I was paying 68,000rd/month rent which was not the problem. I just didn't expect all the other things to increase also (electricity 18-20,000rd/mo, gardener necessary, poolman necessary, water bill tripled, etc.) I didn't budget for all of that.

Anyway, I don't know anything about the windows, but like I said, you can google and maybe you can call an owner who is selling and ask.

I will add some picture of the villa. I was impressed by the villa and the views. It has some nice furniture and nice windows. If I could afford it later on this is the type of home I would want to build here. Not sure I could afford it.

I have some more picture but you can see it is a nice designed villa with nice views. I like the large windows in the bathroom. The house has a very open feel to it.

I've been a member of Lifestyles for many years. I negotiated a good deal/price (for me) over the years as I progressed through the various membership levels. If you still have questions, I'd be happy to give you my thoughts and explain how "the Club" differs from your regular timeshare concept.

It's not for everyone, but for someone who does not live in the DR and wishes to travel here at least twice a year for two weeks at a time, it can be a good to lock in the cost of your future vacations.

There are so many vacation rental vacancies (including some timeshares) that it doesn't make sense. Lifestyles tried to get me into one of their pitches on Sunday and didn't really give up after I told them that I live in Bavaro.

Central A/C can be a cost-saver. If the unit is weather sealed properly, the A/C only runs for short periods at a time, just to maintain the temps.

"Central Air" needs expensive "Ducting" to get the cool air to the whole house.
When the "Central Air Conditioner" compressor breaks down, the whole house gets HOT!
You pay to cool the whole house, not just the room you need, ie, the bedroom at night.
They can get mold & fungus growing in the duct work, and they often smell "Funky"!
"Split" units are much better, and cost next to nothing to install, even after the house is built.
New "Split Units" use inverter circuitry and save "Mucho Dinero"!
Don't go"Central Air"!!!!
