The Original Poster would need to double the dollar amounts to find the apartment he described in Gazcue.

Gazcue has very little in common with Alma Rosa other than population density. The neighborhoods that surround Alma Rosa (Los Mina, Tres Brazos, Tres Ojos, Ensanche Ozama) and the neighborhoods that surround Gazcue (Zona Colonial, La Esperilla, Cuidad Universitaria) have even less in common.

you will not find anything in the area of Gazcue that I am in for that price. I paid that rent for a studio with kitchen 6 years ago and the building was infested with rats. Maybe another neighborhood or closer to UNIBE and Maximo Gomez up by 27. I am in the section called Primavera. But I think that your price range is going to put you across the river and even then you will have trouble.. in that , you will not be in Gazcue este which is Alama Rosa.

The traffic in Naco is dreadful. There are quite a few quiet streets but very few trees. The bottom line is housing bargains in either neighborhood are few and far between. You can find lower rents or purchase prices in outlying districts but the trade off will be motor vehicle fuel and upkeep costs and/or isolation.

I was waiting for Sax to answer but he did not. So I will just say that for me, Gazcue has everything I need within walking distance without having to cross a huge street like Lincoln or Churchill. Very little of the west side of town is walkable. It is all designed for life in a car. Gazcue has the old streets, the old trees, interesting architecture and everything that is needed for a quiet life. It has the 6000 volume English library, variious hotel swimming poolm .. everything in a very walkable neighborhood feel. The rest of the city does not have that scale.

I used to live in the Village when I was a kid, but I don't understand what you mean by NYC will be in Gazcue. Can you elaborate?

I just see the signs that they are building. Not probably for NYers but for Europeans since the apartments now are very small and only Europeans dream of living in a500 sq ft condo.

I think that Gazcue is gonna stay asleep for a long while. I just meant that nYers will discover Santo Domingo as a place for the winter.

There is too much trash in Gazcue and too many absentee landlords. Now, in the builidng that I am in, they have sent out a list of all the condo owners who have not paid their maintenance.. Which is the majority of the apartments, including one owned by someone call Famillla Lama.. Hotel Sheraton.. have no idea why they are together unless .. well.. but they have a vacant unit and owe 60,000 pesos.. as in YEARS of maintenance.

But lots of the furnished rentals are now for sale. Lots and lots of the new places for rent at very high prices. Double what they would have been four years ago. Well, the new buildings have to pay new building prices. But these are offering nothing. no elevators. no inversor, /// and pretty soon.. they too, will collect garbage since the new owners think that they are going to get 6% per year.

If this who is mostly locating to the DR?

I was kidding a bit.. I do not know who they are builiding for with the rents so high. The builders are selling the little apartments as investments, saying the owners will get a six percent return., But there are sooo many of them. And the ones around here are being sold primarity as investment. They will furnish them all wrong. And wait. and wait. and the bills in the new condos will pile up since the landlords here have a habit of not paying for their electricity and garbage.

time will tell. But the Embassy is moving.

As soon as Cuba opens up all bets are off for the DR and ANY sort of real estate.

But I am not counting on that in my lifetime. I think that Cuba is gonna remain closed up for the rest of my lifetime.

Obama needs to tackle this since he's trying to take on other big issues like gun control and immigration reform. I think progress could be made, despite Marco Rubio.
