I still say 70k is plenty for the OP to build a very nice sized rebar reinforced concrete roof 2 bedroom home. As I have already done it for 35k last year add another 10k for appliances and furnishings. And yes it has full wraparound granite countertops, along with all U.S. LG appliances Had all the furniture, bed frames, mattresses, kitchen counter stools etc made here in DR. So it is very doable you just have to be very careful with who you hire and the most important thing is you better be a damn good Dominican price negotiator. My wife can squeeze a dollar out of an empty Brugal bottle.

Codes have changed in last 5 yrs in amount of rebar needed ..helping my gardener build his shack last week 300 blocks 10 bags cement 20000 peso

No more leaching field on septic tanks , only grey water can leach , septic is holding tank now many changes 50% more rebar from before plus plus..nothing is cheap now and everyone is busy look around construction going on everywhere house prices have doubled from 5 yrs ago

I remember looking at houses for sale in Casa Linda years ago that I thought were overpriced at 60K. They are now in the 250K range.

i thought leaching was a standard practice for septic tanks

I don’t need any luck my house is finished. I was only trying to give the OP a recent build and what it cost. Granted my wife and I did most of the running around purchasing all the materials needed and just hired people for whatever they specialized in. I did not want to just post here with discouraging comments as everyone knows that prices of materials, land and labor have skyrocketed. I’m currently in the middle of another home build so I do have first hand knowledge of what building prices are. I would say to the OP draw up what you want built get 3-4 estimates and see where you are at price wise. Charts, opinions and keyboard builders are not going to get your house built.

Hi Everyone,
We're hoping (Fingers Crossed) to build a home, 2 bedroom, land already purchased, nothing exorbitant and found out material cost have skyrocketed. We were looking to spend 70k USD but now we might have to reevaluate our budget.

Any suggestions is Greatly Appreciated👍
Casa Linda's base 2 bed model new build with lot is still $200k US. Rumors are it is set to go up. But, hasn't yet. Apparently, their big issue is getting builders & laborers to fulfill owner/buyer contracts. Builds are taking up to 12 months now.

Just out of curiosity I checked out a few videos about Casa Linda. I will say it doesn’t look to bad but it sounds like they bang you over the head for upgrades and the monthly owners fees are pretty high.

If you live in Canada you only can imagine in your dreams building a house for this amount of money, or buying a building lot for 10,000.

Could not agree more, charts, hearsay, newspaper articles, my friends said this, etc…. Are not going to give you an estimate. You could beat this thread to death but the only way you will know how much it’s going to cost is show your plans to some builders and see what they estimate. Also the OP did leave out an important issue as to where he is building as that will also affect the price.

Most buyers don't build the base models. Looking at the latest phase, I'd guess $350k is more usual than $200k. Owners' fees are high, but include 24/7 electric service & security.

Codes ? What are you talking about ? The engineer decides and he uses concrete design and most of them over design. The bulk of homes with tin roofs and aluminum shutter windows have very little rebar and few concrete beams
