Been coming to DR for 4 years,plan to live here,tried North coast for 6 months near Sousua (hated it) ,want a base about hour form Santo Domingo .Like living in real community not total gringo Ghettos. visted SPM its cleaner than Santo Domingo.Beach area has been cleaner,Dont like Boca Chica .
We lived in Prado del Este. Really liked it. Easy walk to Jumbo. We didn't have an inverter and didn't really need one. I think we had Altice but I don't remember. However, it's been close to 5 years since we moved to Boca Chica so all my info is dated.
I've read on here that they have upgraded the malecon. It was nice but no place for doing beach shit.

Right now SPM is hot and booming with developments lately (Malecón, highrises)
And it's still affordable to live there vs Santo Domingo or the North Coast, and you're 10 minutes to Juan Dolio or 45 minutes to rivers and balnearios)
so, you prefer a 'real community', which includes ladrones, loud people and music and a lot of trash; and by SPM beach you mean Juan Dolio?, because SPM proper really has no beach
Not going to find “total gringo ghetto es” as you put it in the entire province of SPM, let alone the city.
Metro Country Club in Juan Dolio looks like many communities in Florida, but that place has a lot of well-to-do people from SPM city. Initially, the Dominicans that created that were aiming towards foreigners and quickly noticed there was a demand among Dominicans. That place basically offers a setting unlike what would be found in SPM city even in the wealthier parts. For example, houses have no fences in the front yard, fully open like in much of Florida.
It also have a golf course, but most people that live permanently in Metro CC don’t play golf, they just like looking at the manicured golf course from their backyards and houses.
So, the problems with titles in Metro CC have been resolved?
Beach...when San Pedro folks go to their beach they go to Playa Vicini between Guyacanes and JD, or the small beach in Guayacanes. Playa Pescador nice breakfast spot. Guyacanes also belongs to the SP province.
