Took a trip to visit Vin Diesel's Playa Bergatin today.

The road to the beach is 5 KM from the highway to the beach and while paved part way, it gets rough and muddy near the end, especially I am sure after a rain, so unless you have a SUV or pickup it may not be for you.
But it was nice. Apart from the fishing boats and a small gathering of small boat fishermen on the North End it was empty except for one Haitian Fisherman from Puerto Plata who had caught 3 with a hand line. It has a nice view of Dorado and Mt Isabela.
Little to no parking at the beach.
There are real possibilities. But the whole area around is a lagoon and it will take a lot of draining and fill to make it buildable
They are knocking down many trees and hauling some dirt and making slash piles, I assume to burn.

I think it will take at least 3 years most likely until we see any buildings finished

I am being told this development will be beneficial to Montellano, Is that realistic or a Dominican fantasy ?
Well I can see it could create a lot of jobs for construction. And after for hotels and maintenance but they probably won't give the plum jobs to the Montellano Haitians

It if goes as planned Bergantin is a massive development for the north coast. Not much, as I am told, if you compare what Punta Cana has going, but for the north coast it is significant. Emphasis on the if it goes as planned.

We can already see with the lack of progress on Sosua beach how noth coast projects are going if they are not run by the Argentine builders currently on the north coast. So don't expect anything quick to happen.

Yeah what I saw was the road in is just blacktop over compacted dirt, It has a nicely built crown so someone was thinking ahead, but it is about 3/4" of AC over the dirt and it won't take a lot of traffic until it becomes like so many poorly constructed roads falling apart in DR.
The road is new and already some potholes are forming
And the entire are is Swamp/Mangrove/Palms, but hey so was South Florida 100 year ago, so if proper money and engineers are placed there it could work.
The developer should bring in a few crack people (not crackheads) from outside DR to insure the civil work will last.

One thing DR doesn't have is enough of is good rock quarries to build up land and road, nor does it have quality asphalt plants.
But my big question is where will all the septic water drain to?
The whole area seems to have standing water and they have cut some drainage ditches to the sea but because the land is basically only 2' above sea level, septic systems will leach into the low water table, but that was probably true of Punta Cana and Doral as well.

I see some areas marked Protected so maybe they are trying to preserve some areas as natural

Well, 4,000 or so people live on El Choco Public park filled in wetlands in Cabarete. So filling in swamp can certainly be done as it was in Florida.

Good question on the waste water. That issue is popping up everywhere from Sosua Beach onward. They have moved many truckloads of fill to elevate the land about 5 feet above grade where Mareal in Cabarete is being built. Now they are filling the land immediately west of that project as well to similar heights for another condo project along Route 5 across from El Rocon. So fill does exist. They are using caliche in this case. A friend of mine who worked supervising the building of roads and bridges told me that much fill is a guarnatee of uneven settling in the future.

Septic is the only possibility unless the vast plans at Bergantin include a waste water treatment plant.

It was reported in Dominican Today, November 23, 2023 , that Bergantin is facing a "significant challenge" regarding the provision of drinking water. Has this obstacle been overcome?

Well, pun intended, I would call it just water, since nobody in their right mind would drink it.

I cannot imagine how that has been overcome since there are no new reservoirs on the north coast.
