Playa Dorada getting a a facelift.

Lots happening in my neck of the woods. LHVC has relinquished their lease on the Wyndham and it now the Wyndham Heaven. The New Jack Tar condo(Brugal family) is up and operating, at $250,000US for a two bed two bath ocean front suite plus $500 a month operating costs. Boggles my mind. Fair number of suites purchased by Dominicans and rumours of the Brugal family building another condo tower. Barcelo has been sold and is being upgraded to a 5 Star, mostly for US clients. At $95 for the all inclusive per person, I suspect they may be attempting to restrict access to the Dominicans who book a lot of resorts here on the weekends. The Riveria Azul condos are more than half finished. One by the golf course go for $220,000US and $200 a month operating fees. A lot of other resorts are going the membership route, not the time share model. Other company here are upgrading their facilities as well. Membership is increasing in my humble resort, POP Village. More villa suites being refurbished, new members lounging area by the pool, one planned for the beach, etc. Nice to see the changes to PD. It was getting a bit tattered around the edges.

There is another 7 story building going up at Blue Jack, maybe two. The original plan was for five buildings but they redesigned the plot plan.

There may also be a few villas built in PD.

We just got back from a weekend at a friend's apartment at Riviera Azul. Very beautiful property and very well done. I know a number of people here in Santiago that have purchased for a "weekend vacation" spot. While there, I looked at the Jack Tar property but I thought that none of the condos were actually ocean-front? Perhaps I am wrong though.... Condos on the side have an ocean view. Your right. They are not ocean front but very near. Rivera Azul will be fantastic when finished. Nice pics.

Yea whats going on? I like to drive through Playa Dorado from time to time, because its so clean, reminds me of home. Normally do that twice a week. The past couple of weeks they stop me and everyone else at
the gate wanting to know where I'm going. Shops I say, they say ok. So wants this all about? Oh and no more back gate entry, must go
through the front gate.

Do they not come because they get special deals? If they eliminate those, surely job done. They can hardly restrict Dominicans who are prepared to pay the same price as gringos.

Para evitar molestias a propietarios y ejecutivos de las distintas empresas que operan en el complejo, se establecer? un mecanismo de identificaci?n de veh?culos mediante el uso de stickers numerados, por lo que necesitamos que nos faciliten el n?mero de su c?dula y el n?mero de la placa de su veh?culo.

Estos stickers tienen un costo de CIEN PESOS (RD$100.00) cada uno.

I paid $3000 for a membership at POP Village about three years ago. You get a two bed refurbished villa, $40 aday AI fee, free wi-fi. Food is excellent. It's an older resort, about three stars, but the place is immaculate and
the beach is across the road so it's quiet during the week. DR families move in on the weekend and it can get
loud. I like the DR families so I don't mind it. Members have a special eating area and they have a Mexican andItalian a la carte restaurants open at various times during the week. Very safe area with a mall nearby and two good medical clinics. I'll be there on Dec 25th. If your interested you can spend a day or two there under my
membership in a villa and get a feel for the place. I'm single and I would be charged $300 to $500 a week
extra because I'm using a room for two people. I got my money back in six weeks and I've been spending the winters there for three years. Sweet!

I can only tell you about Pop Village. Basically a $3000US fee, all at once or percentage down rest payable through credit card deduction over a few years, get you a refurbished villa suite, two queen sized bed, large common are, and large balcony, fridge, table and chairs, and a nice sized sittin area with TV, couches, coffee table, etc. A few of the refurbished villa suites have small hot plate type stoves and sink in them.

The number of years of usage varies with the amount paid. I've been going there for years and my weeks ran out a while ago. A lot of my friends have stayed there under my membership and a few became members, so they appreciate the business I bring them and don't pressure me to buy more weeks. Friends that stay under your membership get the same deal as you.

The standard AI is $40US a day per person. Children under a certain age stay for free. It's a three star that is getting a new facelift. A lot of Dominicans have membership and I welcome them. They are usually there on the weekends and the place is big enough to find a quit spot. The membership club has Bohemia and my favourite drink there is a Pina Colada made with a good rum and a healthy dash of rum cream.

There is a members eating area, members sunbathing area by the pool,and soon to be members area at the beach. I love the diversity of people I meet there. A few days ago I met a youg Muslim couple. He was from Syria and she was born in Sweden. He gave me a fascinating perspective on the war, and why he left. Amazing courage and the family he left behind which is still under threat from the rebel forces. I practise my Espa?ol with the DR families. A $30US extra fee per night is charged for Xmas and News Years Day but they do a great job with food and entertainment on those days.

If you look with a discerning eye, you can see some tattered edges but they are working on it, and for a three star its not bad, it's very safe, and it has become my winter home and base of operations. I'd spend at least $1200 a month in Canda durin the winter so is a no brainer for me. No resort fees, maintenance fees, etc. Sweet!

I'm also guessing the Brugal family involvement in the property development in PD IS one of the motivators for the increased security

I'm asking because it seems like a really good option for active seniors, and I have a few clients who are looking at moving south over the next 3 - 5 years.

I signed up three years ago and got my money back in one winter. I was single and they were charging me $300 a week because I was occupying a suite used by two people. I've been there for three winters along with my CDN and US friends.

You can book for a week, month, months, etc. Never a problem getting a suite. It's a big place. I usually let them know a week in advance. If I get here and don't like the suite they put me in anther a few days later. All I ask for is plenty of hot wAter, a good clean suite with a good bed, and situated in a quiet area. It can get noisy on the weekends.

All suites have cable. Mostly US and DR channels. No CBC or Coronation Street so I have withdrawal pains here. I can watch it on my I-pad. There is free wi-fi in the reception area, bar, and members lounge.

All your guests can be booked under your membership. They get a suite and pay $40AI each.

Two medical clinics just down the road open 24hrs. I rent cars at Budget near the mall. The mall has good stores, a pharmacy, good rum and beer if you don't like the resort stuff. Casino nearby. POP has an excellent private hospital with top notch surgeons and doctors. A friend whose stomach ruptured and almost bled to death was taken by resort staff to the hospital and they saved his life.

The local guaguas (minivan cabs) are just a short walk away out the main gate. 50 pesos gets you to Puerta Plata about five minutes away where they have great supermercados. There is a small Canadian Consulate in POP should problems arise. Taxis are available at the resort and the prices are negotiable. The guaguas also run to Sosua the you change buses to go to Cabarete. There are bicycles free at my resort but you have to stay within PD.

18 hole RJT designed golf course in the middle of PD.

15 minutes to POP airport and members get special rate of $20 each way. Membership staff at the resort will arrange you pickup and return. Just e-mail them your flight arrival time.

Forgot to mention. Banks at the mall where you can get Pesos at a good rate. Got 34pesos for one CDN dollar last week. Money exchangers were only giving 28pesos.

Does the membership expire at some point? Do you have to renew it?

Are most of the non-Dominican members you meet snowbirds like yourself?
