I'm amazed at how all these new projects are selling. The new Casa Linda project at Playa Encuento has apparently already sold out.
Yes. I understand that for same price as a Casa Linda villa in the phases, away from the water, they are a 10 minute walk to Encuentro Beach plus all of the amenities, including a restaurant & gym. It's no wonder they sold out so soon.

The Eden Cabarete project began construction without having permission from the Ministry of Tourism. They presented the project with 4 floors facing the sea and it was rejected by MITUR on June 26, 2023 correctly for being non-compliant with tourism resolution 09-12 and decree 871-09 of the territorial planning of Cabarete.

MITUR asked the project to redesign the project so that it complies with the permitted levels and to present the title of 2,517.57 as it was only a promise of sale.

Now comes the most beautiful one :
On September 18, 2023, MITUR delivered a letter of no objection with the code DPP-1107-2023 signed by the current Minister of Tourism in favor of the Eden Cabarete project saying that it is complying with resolution 09-12 and decree 559-06.

LIE ON THE PART OF MITUR BECAUSE THE PROJECT IS STILL PLANNED WITH 4 FLOORS VIOLATING THE TERRITORIAL ORDINANCE AND THE PRESENTATION OF THE TITLE IS NO LONGER ASKED

In addition to that, decree 559-06 has nothing to do with the territorial planning of Cabarete. It is better to decree 871-09 that regulates the territorial planning of Cabarete and is not mentioned in the MITUR permit. In the Northwest section of the territorial planning, 3 floors are allowed from 60 meters from high tide and not 4 floors.

Mr. Minister, why do a “show” in Cabarete and declare Cabarete the World Capital of Water Sports if you later contradict this permit that raises the height of the floors, which negatively impacts the flow of the wind?

How does MITUR now come with a no-objection letter violating the territorial ordinance?
That's sad to see how work is being done at MITUR. In addition to that, in the Cabarete area there are several large projects that do not even have a permit from MITUR and are almost finishing construction.

We are in the same situation as in past governments where territorial planning was also ignored, harming Cabarete and its tourism in favor of particular interests.

This project does not even have a valid permit:

  1. The letter of no objection from the Sosua city council also gives 4 floors violating the territorial planning. It does not qualify for Confotur due to the violation but the Sosua urbanization office exempts the project from tax
  2. The environmental permit is not valid because it is a permit signed by the provincial environmental directorate of Puerto Plata that does not have the quality to grant a minimum impact permit to this project. This project had to carry out an environmental impact study to obtain an environmental license granted by the Ministry of the Environment in Santo Domingo. The permit also violates the territorial planning with the 4 floors.
    The Ministry of the Environment knows of the illegality of the permit but does nothing to correct the situation.
  3. On behalf of MITUR, it is noted that there was a very high-level intervention with a permit that indicates that it complies with resolution 09-12 when it is not complying. In addition to that, you cannot give the no-objection letter because the environmental permit is illegal as well as the no-objection letter from the Sosua city council.
Let's see how investors are behaving, we assure that law 305-68 will also be violated, which prohibits all construction in the 60-meter maritime strip that is in the public domain. On their website, this public domain area is occupied with a swimming pool. It can be seen in the photo that the other projects built within 60 meters without any sanction.

In the photo above, you can see that the 60 meters of the maritime strip are still free of construction. But the project website shows that that area will be occupied by a swimming pool and the dunes have disappeared.
In Cabarete, developers can build 4, 5, 6 floors, use the 60 meters of public domain, build in a green area, fill in wetlands and destroy mangroves and no one is going to stop the work. This is how Cabarete works. On the contrary, these constructions will be rewarded instead of sanctioned.

Different governments pass but the actions of the officials who use their power to give illegal permits, destroying Cabarete little by little, have not changed. Tens of thousands of meters of beach, protected areas, and green areas were given away and this continues and will never end with the appointment of officials who are only interested in his personal benefit.

With this government, there was really no change in Cabarete, and corruption continues in all institutions. With these permissions we see that we cannot have any trust with the institutions we have. We have high-level officials who don't care that Cabarete is screwed by favoring private interests in a very dubious way.

I didn't know that any were finished. I thought construction had pretty much stopped(?).
I don't think the villas are normally furnished. The one I posted does not seem to have any furniture




The construction is proceeding at pace slower than any snail ever existing on the villas.

A separate group is working on the condos and they are moving slowly toward completion on the same site for Casa Linda near Encuentro.
