The undeveloped/partly sugar cane field next to Playa Dorada (west of Montellano) is going to be developed with touristic purposes. Could be a new breathe of fresh air to Puerto Plata's tourism. Yesterday the Ministry of Tourism made it official by revealing their plans. The land is now owned by Banreservas, so considering they are in it to make money, this will be done.

Among the various things the plan consist of includes:

- 4,000 new hotel rooms. These will be top notch resorts as seen in Punta Cana.
- A new movies studios (related to Vin Diesel).
- New residential developments to include the creation of 18,000 homes.

I see so much of this I just don't understand how they will make $ in the long term. This is a recession vulnerable industry. They have mega competition from PC and soon Perdanles. There is such a thing as market saturation and it appears to me they're approaching it rapidly.

The plan also includes a new golf course. I think the Playa Dorada golf course is the only one of the championship type in Puerto Plata/Sosúa/Cabarete area.

Since this one, like the one in Playa Dorada, will be built by the government, it will likely be included in FEDOGOLF too.

Who will they hire to design the new golf course? Did they already hired someone? One of the well known American, Australian, Spanish golf course designers? Someone else? The lesser known types?

Will the new one rank up there with Teeth of the Dog and Punta Espada?

Like Playa Dorada, this too will be visible from the airplanes landing at Puerto Plata Airport.

This area which is closer to the river appears will be left alone. The creation of a natural preserve like Ojos Indígenas in Punta Cana?

Recessions never last past a few years. If their is enough money available, building during a recession is a good move so everything will be ready when the economic cycle turns positive again.

A dike could be built that would prevent the runoff from reaching the beach, similar to what happens in Santo Domingo during the rainy season (Ozama river water gets murky but while the front of the malecón also turns brown, the Sans Souci beach and SDE malecón area remains as blue as ever). The Sans Souci beach itself is on artificial land (so is Plaza Juan Barón).

Your mentioning airports along with NALS image posts brings up the thought of a possible risk of low flyover air traffic noise to/from POP affecting the peaceful tranquilly of future Punta Bergantin residents. Is there a concern? Has it ever been publicly mentioned?

Most inbound flights to PP airport come in right over Bergantin. At the moment, 6-8 flights a day. With all of those new resorts, air traffic will increase.

The first public hearing regarding the Punta Bergantín touristic project will take place on November 22, 2023 and the second public hearing on November 27, 2023. Both will be at the Gran Ventana Hotel in Playa Dorada and will start at 11AM.

It appears the first resort to be built in Playa Bergantín will be the Ambar Hotel (I think the name could still change) and the pubilc hearings will be on the same dates and place of the previous ones. The only difference is the time at 12PM.

Both hearings concern with the environmental studies of each project.
