Question about divide a piece of land

Is there anyone in this forum who has experience of divide a piece of land?
I have a piece of land, aproximate 10.000 m² with title and I want to divide it to 12 smaller plots with their own title.
I want to build small houses for sell.
Is it better to divide the land before I build roads or after?
What is the average cost for doing this?

You need to contact an attorney, who in turn will contact a licensed surveyor, to do what is called a "subdivisión", dividing your parcel into 12 plots with streets and green area. It'd be better to have everything subdivided before you selling so that the buyer can obtain title to his plot inmediately.

My understanding is you must deslinde around your entire property FIRST

The "deslinde" is only necessary if the title is a "carta constancia", i. e. a property without a govt.-approved survey. Otherwise the subdivision can be done directly.

What is the law number pertaining to green area in a residential development? I am interested in learning what percentage of a development must be designated as a green area. Also, who would have access to green area, whether someone is designated a steward of the green area, etc. Thank you.
