Ritz Carlton is designing its first all-access hotel for the Macao area in northern Punta Cana. The concept is an innovation for the luxury hotel chain.

The complex will house two of the chain’s hotels. One under the Luxury Collection brand and the other will be branded “Ritz Carlton Punta Cana All Access.” The project will start with an investment of approximately US$250 million. This includes the 250 rooms of the Ritz Carlton, the 300 rooms of the Luxury Collection and 50 Ritz Carlton branded residential properties.

Marriott will manage these luxury accommodations.

Ritz Carlton is designing a community village with restaurants, bars and amphitheater. Construction is expected to begin in October 2023.

Ritz Carlton has properties and residences in San Juan and Dorado Beach, Puerto Rico; Aruba; St. Thomas; Turks & Caicos, and Grand Cayman in the Caribbean.

Just to have an idea of the scale of tourism in the Punta Cana and Bavaro area, my estimates are that there are more than 60 large hotels .99% being AI hotels and they have about 38,000 rooms. Then there are all the small cabanas and boarding type houses that are further away from the beach. If the average occupancy in a room is between two and three then there are more than 100,000 guests in the major hotels at any one time. Plus there are all the staff associated with these hotels, staff for cleaning and maintenance and for entertainment and so on . At an average of 200 to 250 employees at every hotel . In addition , this area has all the businesses usually found in large cities , ranging from medical services to colmados. I would suggest that the population of the area including tourists living and working between the main highway and the ocean is in excess of 250,000. Just on the other side of the highway is the rapidly growing town on Veron.
I mention all this in relation to the comment from RDKNIGHT. There has been absolutely no town or city planning and the whole area has grown without much thought as to everything that is needed to service such a large population. I am talking of water, electricity ,parks ,public transport and so on. This is the major tourist area in the Caribbean , if we exclude Mexico. It is very important that a public plan is put out showing areas that will be maintained as public space but just as importantly ,action is taken to make the area outside the hotel walls more attractive.

As a post script. This hotel area in Bavaro and Punta Cana is not large and my estimate of 250,000 which is far larger than either La Romana or San Pedro and about the same as Higuey ,the major cities in the east and these cities have a far greater geographical size. The other nearby tourist area ,with major hotels ,of Dominicus/Bayahibe is growing at a slightly slower pace but is succeeding without much planning.
