Near the new beach development where concrete is being poured today they are pouring a slab for the new church which includes a slope right to the curb line.
How does the building get to run rebar and concrete right to the street?
And speaking of market conditions weighing in on this lovely view - There are dozens of empty apartments abandoned right on the Western side of the beach on the cliffs with unobstructed views for 270 degrees. So there's that. They went belly up.

That was already talked about ..
.People want to look at a beach ( sand preferred) which they can easily WALK to .. not jump off a Cliff to .

But, where are they going to hang out? There will be a plaza at one end. It is a long walk to the center or the El Batey side. It's so nice to walk a beach, have a few places you can stop to have a drink or something to eat. Will this be possible with the new plans. I think not. I keep thinking about washrooms or lack of.
I can't find them, but there were architectural plans posted in this thread a while back. I think the Charamicos site had almost 300 ft of ocean front and the El Batey site about half that. Both showed public bathrooms. I'd be willng to bet there will be a plaza at the El Batey end.

Those plans that were floating around 20 years ago? It included a marina.

It would make sense to have at least a plaza at each end and some public washrooms in the middle.

Wealthy condo owners could certainly be a part of the people on Sosua Beach, especially if they build the condos behind the beach on private land that is expected to be built, but not they will not be the bulk of the people on the beach by any means.

I think you're right.

Have you seen the new installation the govt. has built in Guayacanes? Having seen that, I'm betting that's the way it's going to be on Sosua beach.

These were inaugurated last week. Here's what they look like:

There's a walkway with small kiosks for vendors that goes the length of the beach. The walkway would be 6-8 ft. wide, just wide enought for people to transverse in front of the kiosks and space to put a small table and chairs. Imagine that the length of the beach.

Look at that last picture, and imagine the privately built apartments behind the kiosks where the vehicles are in that picture. The kiosks would be located on the edge of the low wall behind the beach. Those kiosks should keep the vendors happy while reducing their footprint.

Behind that, a scattering of small 3-4 story buildings with private apartments with views over the kiosks built by the land owners, most of which would become AirBnb's.

Behind those buildings, a road to be used for private parking for the apartments the entire length similar to this.

A couple of weeks ago I was there just to walk from one end to the other. Saw part of the excavation for the first plaza.

I drove past yesterday on the way to La Catalina and there were more than a dozen buses and lots of Dominicans lugging coolers to the beach.

Malibu Beach Bar has a web cam if you want live updates.

i don't see anybody hustling anybody

Very Simply put , it will be made convenient for the Well to Do Crowd, it has to be ..

and not so convenient for the People they no longer want Lingering on the Beach ..

Maybe Locked, Modern Bathrooms , which you PAY for , or know a Passcode if you have a Condo ? Im guessing its going to be modern and High tech.. not an empty gallon bucket, a garden hose, and a toilet with No Seat , and some napkins for 20 pesos .

Ultra-sanatized Playa Alicia always comes to mind.

I'm curious what people think DEMOGRAPHIC
IS going to be the new NORM on Sosua Beach , after the New Construction ? ( Bobby and Suzy from OHIO , as we used to say sarcastically )

Since some guys here are just not convinced that FAMILIES are the TARGET MARKET now , for these Investors.
What do you envision the actual Beach Goer Crowd will look like after the completion ?

Please be specific , without breaking the rules ..
I for one DO believe it will be the same type as the CRUISE SHIP crowd , PLUS some very wealthy people who can afford a Million Dollar Condo with " the View:" of Sosua Bay.. with their Teenage Kids doing Selfies . But I also agree this will not happen overnight .
I think (hope) it will be like it is. Boca Chica light.

He probably has one of his Dominican employees run them off. Sosua beach has no shortage of hustlers, beggars, gimps and the like.
Haven’t had the displeasure you mention above..sure there’s people selling their wares walking around but simple nod or wave at most seem to get message across… I found lifestyles more annoying when I visit there.. only thing I found at Sosua beach annoying guy walking Hwy near Sosua beach entrances on Hwy in Orange construction vest trying look Official , get money for parking on Hwy and I watch your car ..

Please give us a report on Thursday, Friday and Saturday.
Is not Sunday a traditional family day everywhere in the Dominican Republic?

I know many visitors to Sosua that like the place because it is:
1. Short Flight
2. Walkable
3. Many excellent restaurants of different types
4. The Beach

Interesting...my friends are saying: "There is no place like Sosua".
Do I know a few who have ditched the place and headed to Colombia? I sure do.
5 yrs ago we stopped going there because it was clear where the action moved full there and ahnvee after PC was hit with clean up round ups all you heard was clickity clap on asphalt and Bailee’s seemed to be a safe haven But PC was off limits 2 yrs ago Bailee’s put up security gates with privacy screens only on entrance side so security screens whos in… now yes I was on Sunday , 5 yrs ago it was full 7days a week not so anymore …with Quality way down as reported by our own members and prices reportedly doubled inflation? Is the area self helping itself , what the government had trouble accomplishing..sex trade in DR will not end in our lifetime but will change. Bailee’s must be doing well either way building roof top bar..
