I still think Juan Dolio has the potential to take off one day.

That is exactly what people said as they bought their dreams during the Sunland era scandal circa 2007.....and little has changed in JD in that time. More high rises built for sure.....................but empty Torres are the hallmark of the DR.

If people want high rise beachfront, they would be much safer, financially speaking, in Florida.

But the allure of that Caribbean mystique is what blinds people to the realities of the problems that can and do surface here.

The north coast and more specifically to this thread Sosua, need numbers...........tourist numbers. And until those numbers increase substantially, all the new projects announced and built are merely like the empty Torres of JD and elsewhere, wishful thinking and lots of hoping.

I expect to see Sosua develop, but not in the way it has been in recent years. I think there will be a continued increase in residential properties, with a number condo and housing projects constructed in the past few years and more on the way. The town center will provide restaurant options for residents and an increasing number of customers from the A!s as soon as the girls are out of sight, and there will be more shopping opportunities for residents and visitors
That is how I see it as well if I had a crystal ball. The trend until CV19 was for more expats and long term snowbird residences over the past years.

With the public health restrictions currently in place for businesses I don't see the new walled in bar and gathering place being allowed to be open at night so no competition for Ahnvee. and no spreading out of those patrons. The level of noise will also be much less because that collection of gathering places are not open. Is anyone on the forum frequenting Ahnvee these days/night and can give us an indication of of the number of guests staying at the property vs the number of walk in customers who are just looking for a place to drink during the curfew hours? Are any general measures being taken on the property to make it possible to maintain physical distance or is it just shoulder to shoulder people with or without masks? In other words is Ahnvee just another place one can go to come in contact with potentially infected people while having a drink much like any other establishment that is open during the daytime hours?

That building is one giant ported, bass-reflex speaker design. I think the noise level, especially with the live bands, will be horrendous.

Sosua is a nice little town.
I see no reason why they
can't tighten up a few areas
and clean it up a little for
those of us who appreciate
what it has to offer... and no,
I'm not talking about getting
rid of the chicas and closing
down people's businesses.

Time to get rid of those "health restrictions" I prefer to refer to them as "life and business killing restrictions". Any way I have NOT personally been in Anvee. I attempted to have lunch with a friend the other day at Anvee but they had a table set up at the door and wanted to charge us 500 RD to get in. They said it could be used as a credit in the restaurant but I just couldn't agree to this. (not about the money, we went to Margot where I spent over 1000, with food, booze and tip and was happy to pay it). I have been told that Anvee has added beds in a few rooms where so the girls could pool money and stay. I have also heard from 2 people that do go that at night there are over 100 girls inside. (again this is NOT from personal experience).
I just got back to Puerto Plata yesterday after a few days in the capital. I was in supermercado National on 27 Feb/Lincoln and there was absolutely no social distancing, reminded me of when I lived there. The funny things is they have a recording on a loop saying to maintain your distance of 2 meters. I stopped in Santiago at my office on the way back and didn't see much social distancing in Plaza Bella Terra and then a beer on the Malecon for a quick beer to beat the curfew and no social distancing at the caseta.

Being as close to the capitol as it is, I think you could be right. They just jumped the gun.
As one who lived in South Miami Beach in the late 60's I can attest to areas turning around. I'm sure there are others here on the board who know what I'm talking about.

I love that place Margot !! I like the A/C room for the humid nights.

I lived up the road in Ft. Lauderdale in the late 60's and saw the turn around in South Beach myself. Pretty incredible. It was seedy and run down.

Exactly. Santo Domingo has been growing like crazy for the last 2 decades with the last 6-7 years with the fastest growth. High rises and towers have gone up one after the other. The space to build is quickly depleting.

Not that many years ago the trip from the edge of SD (Charles DeGaulle) to the airport was not much more than a drive through the country. Look at Los Frailes on Google maps now and look at the mass of humanity it has become. The same with other low-income neighborhoods that surround the city.

I believe Juan Dolio is going to be the next upper-class frontier. People with really big money are not going to go there, but the upper-class folks who have done well are going to discover it (again) and in my opinion, it's going to take off.

It cannot and will not continue to be that sleepy stretch of beachfront property area 30 minutes outside of Santo Domingo. Stick some big money nice dining and entertainment spots along the way and that's all it's going to take.
