The Ministry of Housing and Edifications (Mivhed) has announced significant strides in modernizing the construction permitting process, an initiative aimed at reducing turnaround times, simplifying procedures, and strengthening transparency in the technical evaluations of real estate projects across the Dominican Republic.<\/p>\n\n\n\n

The announcement was made during a strategic meeting between ministry authorities and members of the Association of Builders and Developers of La Altagracia Province (ADECLA). At the gathering, developers and construction sector representatives from the nation’s most active tourism hub presented concerns and proposals regarding the approval processes for works in the eastern region.<\/p>\n\n\n\n

During the event, the Minister of Housing and Buildings, Victor \u201cIto\u201d Bisono explained that the initiative is part of the ongoing strengthening of the Single Window for Construction (VUC). The VUC is a centralized digital platform with which the Government seeks to streamline procedures linked to the development of real estate and infrastructure projects.<\/p>\n\n\n\n

The official pointed out that one of the primary challenges of the current system is achieving clearer rules and organized processes that offer greater predictability to investors and developers. Furthermore, he indicated that construction remains one of the sectors with the greatest economic impact for the country, making the implementation of more modern and functional mechanisms a national priority.<\/p>\n\n\n\n

The meeting also addressed the upcoming implementation of the new Construction Code of the Dominican Republic, a comprehensive regulation that will establish the technical and regulatory guidelines for all buildings in the national territory. The session included the participation of entrepreneurs, builders, and real estate representatives from the La Altagracia province, which encompasses the Punta Cana and B\u00e1varo districts.<\/p>\n\n\n\n

The high volume of housing construction in the Punta Cana and B\u00e1varo districts, located in the La Altagracia province, is driven by a combination of aggressive tax incentives, robust tourism demand, and a favorable economic environment for foreign investment. <\/p>\n\n\n\n

There are no restrictions on foreigners buying property in the Dominican Republic, making Punta Cana a “bargain” compared to other Caribbean destinations like the Bahamas or Turks and Caicos.<\/p>\n\n\n\n

Tourists who visit the area and Dominicans who live abroad are attracted to buying into Punta Cana. Several projects are registered under the Law for the Promotion of Tourism Development that provides significant tax exemptions for the first sale of the property and a 15-year tax exemption on property taxes.<\/p>\n\n\n\n

The region also has excellent accessibility through numerous flights from all around the world into the Punta Cana International Airport (PUJ), the busiest in the Central American and Caribbean region.<\/p>\n\n\n\n
