Our properties are 100% titlted with the property title on the buyers name, deslinde, etc. as required by dominican law.

We are a real estate project with the option of a rental pool with some excellent benefits, if you just want to live in permanently you can also do it.
We have many already completed villas and also offer pre-construction, with a progressive payment-plan on the construction.

the residence is for max. 2 persons and included on the purchase of any of our Villas, as many property buyers would like to have a dominican residence, we believe it to be a nice incentive for prospective buyers.

this still doesn't safe you from having to go down to the capital and get your tests etc. done ;)

what is lifestyles future plans for wanting to put up a new sign/gate/security at the entrance to playa cofresi on the main road to ocean world marina and casino and closing the beach to the public

The only thing that was installed is a SIGN, and it is on the side road that gives access to our resort.

It is off from the main road, doesn't block any access, and it is not a gate and there is no security, and there is also no public beach being blocked.

to answer CaptnGlenn`s question.

The real estate is not part of any timeshare programm, it is 100% titled ownership on the property you purchase, as we are a large resort with a lot of amenities and great occupancy rate we are able to offer our buyers some unique benefits, as we are renting the villas to our costumers.
But as stated, if the buyer opts to not use our rental program, it is also possible and you can just live in your property, as at any other gated community.

To quell any rumor-mongering and aid in allowing prospective buyers doing their due dilligance, care to provide the names of the project's principals and the names of previous projects which they were associated with?

Let me see if I have this right. I purchase the unit and it is titled to me. I get to use it 4 weeks a year. You rent it the rest of the year and pay me a "fixed" 5% of purchase price. The remainder of income is retained. You are in fact not offering a rental program with a "guaranteed" 5% income but one capped at that 5% regardless of how much income that unit produces.

Is this VIP World Lifestyles? I took my kids to Ocean World and was addressed by one of the representatives, I agreed to go on the tour because after what I heard I was truly interested. Once they took me to the Lifestyles property, I filled out a form with my name, city and country. I was then approached by someone who was to give me the tour. This person then told me that I had to make a decision that day. I explained that I do not make rash decisions, I would take the tour, go hone and think about it. He proceeded to take ne back outside and called a driver to take me back to Ocean World. He said he would give me a tour when I was ready to make a decision. Bad move, I will nor go back there.

If your product is good, legal, and benefits someone, there is no need to pressure them. ESPECIALLY when they haven't even seen the property.
I was definitely interested and spent 45 minutes speaking to the representatives at Ocean World but after that little episode I am not interested. If you have to bully and pressure people without giving them time to think, something is wrong with your product/service.

If this is not your company, I apologize. If it is your company, an apology is due.

This sounds like what happend at Sun Village all over and they promised a return of 12% for 3 yr's .

sking if you spend that much time talking to the reps, you should be clear that it was concerning the vacation club program, and not the real estate, as the RE is a completely different deal, as i have already clarified several times within this thread now.

again i invite you and/or anyone else to arrange a visit with me and i will be more then glad to show you around and introduce you to our real estate developments.

regarding belmonts comment, if you want to purchase a property that is always well maintained and ready to move in every time you visit the country, without having to deal with all the issues involved by owning a free standing property in this country as just a few to mention, maintenance, security, insurance, liquidations, renters etc. and on top of that receive a fixed income without having to worry about getting the renters, having to take care of getting the rent etc. then this may seem attractive to some prospective buyers, it just depends on how you see it.
