I know some people don't expect change, that much is obvious. Time will tell.

Change is natural. Doing the same old thing over and over again and expecting a different result isn't going to get it done.

you just apparently only see African Americans from a distance. to you, and many guys here, they are abstractions. i actually know them, and i know how they roll. i have been to many of the villas they rent. i have been at some of them when the Toyota Sienna rolls up with a dozen chicas.

as i said, if you actually knew African Americans you would know what Ciroc is. you would know where P Diddy fits in..

stereotyping? you mean like saying a group of guys are loud and uncouth, and have deprived Sosua of its refined and idyllic qualities?

Forced change rarely succeeds...other than in oppressive regimes. Real change must be organic for it to stand the test of time.

Expats hoping the real estate market in Sosua will have a spike in value so they can sell the properties they have been trying to offload for a decade or more.

Many properties are bought and sold every yr in Sosua/cab ...it’s ones who got stuck in time warp 2004 era who over payed who are stuck because reality hasn’t sunk in property worth 1/2 as much ... no different then back home ,when the bubble bursts..

Nobody is "stuck." It costs next to nothing to carry a home here.

Sellers dont want to take the ego hit or some financial hit selling for less than what they are in for.

So they carry the house for decades, never change asking price, bleed it dry with minimum maintenance if any until it becomes functionally obsolete, empty and unrentable.

"Many" properties are traded each year in Sosua and Cab? 50? I find this assessment highly dubious as well.

How many $200k properties are traded per annum do you think.........not many. 150k?

I think this guy Mr T is actually doing a VERY NICE Job with his Videos ...

Just hope those Investors BUILDING up Playa Chiquita don't get Hosed eventually , like the Bar owners are getting hosed right now .. downtown on PC

The video is worth a watch , and IMHO I agree 100% with him in what he says at the end of if
... " The HEART of Sosua is the Night Life .. (although changes may be needed , my interpretation)
" so, If you KILL the nightlife , you WILL Kill Sosua ..

by the way, Caonabo, since you seem to have this rather large group of African American friends, maybe you can pick their brains for some sociological insights into normal traits in their society. African Americans generally travel together as a group of buddies when they vacation away from home. when they plan a trip, they usually discuss it with their peers, and other guys might want to join the posse. that is why you generally see them travelling around in groups in places like Sosua.

now what would be the point of 5 guys travelling together as a group, and each guy renting a six bedroom villa?

does anybody go to those lengths to prove how high class they are? is that how your friends would do it, Caonabo?

People who have social skills with a social network of friends travel in groups all the time. When i was college I traveled to canada, mexico and europe with a multicultural group. Your lowkey saying black people are broke for traveling in a group, but funny white people say black people are broke because we overspend. Im African American and I see tons of white kids travel together on spring break, or I traveled with a group of pharmacist to Germany for Oktoberfest. I just left my timeshare at Blue harbor and there was a group of 3 families traveling together all white.

i guess Caonabo will have you know that the white kids who travel in groups for events like spring break do not do something quite as low class as pooling resources. they just each buy a hotel or villa at their chosen destination..

actually, the topic is The Future of Sosua. the composition of the tourists has everything to do with the future of Sosua.

You are correct. My son travels every year with a group of English teachers he met while teaching in China. There are several from Canada, several from England, and others from Argentina, Singapore....but they aren't all white. They all are friends though.
My wife and I have travelled through South America and Europe with the same group of Dominicans, most long time friends. It is pretty normal to travel with school buddies, work mates...etc.

I know a few.

I also know of a few in Cabarete. People who retired without thinking through the finances needed, bad things happened, and they did not have an exit strategy if their health failed, etc. And some people who thought they could buy a house and have a property manager rent it out for them and they would just visit for a vacation. They can't get what they want in selling the houses so they remain on the market while next door neighbors have sold their houses and new owners have moved in to live full time who are from the US and Canada.

But there are now more houses being built that will be sold just down the street from them while their house is not sold. It is sad for them, but the style of their houses is just not appealing to buyers. Both homes are two story homes similar to the design I had in California before I moved here. Florida is another such place where people frequently die to get out. Literally.

I will stick with my opinion that the future of the north coast will be more retirees than before. I see it happening. Whatever happens with tourism remains an unknown, but I don't expect any massive return of foreign tourists.

For those who refuse to see it, the government does want to reduce the image of prostitution. Prostitution is not going away. It is simply the image of it they want to be lessened. Those groups of whore mongers renting houses aren't part of the problem if they don't post their exploits on the Internet.

We will also see if the threats to close more bar only locations on one small part of Pedro Clisante are carried out over the next few months.
