Hi, next question to all you fabulous people out there..

Does anyone have any leads for agencies??

We're looking for probably 6 months to start with, 2 bed, 2 bath, furnished apartment, preferably with security, communal pool.

Currently in Playa del Carmen we rent a lovely condo in a mostly holiday rental block. Normally fairly quiet and never 'full'.

Would be looking for something similar.

Hubby and I in our late 30's and beyond the grotty housing option now if possible - been there, done that, in the 5 years we've been travelling to various dive haunts!

Any names or offices would be great help.

Found initial contact with DR4Sale on website, they emailed me two options Caribbean Golf Cocotal and El Dorado. I asked more questions and haven't heard back. OK but I was hoping for more options....

Looking to pay something like $900 USD MAX all in (obviously not electric, but would like it to include any condo service charges).

Is this a reasonable budget?

Also what cable packages are available. Here in MX we pay about $65 a month for loads of channels, 90 in total, five HBO, BBC America, WB, TNTI etc. and wireless internet 2MB.

What can we hope for???

Also is it true there is an IKEA franchse in DR, any reports welcome

Punta Cana / Bavaro is full of empty apartments, negotiate hard, it's a renters market right now.

Most pricing you will see online or via agencies is over inflated and if you can get to the owner, many will negotiate much better rates.

Agencies here are not required to advise the owner of offers, so many will just sit on them until they find someone that is willing to pay top dollar.

Yes, Robert thanks, we would like to get something comfortable, we work super long hours and are real home birds.
Is there a classifieds you can recommend that might be more owners listings?
I will have to see if I can google some owners listings websites.
Maybe we can get a place in Playa Turquesa after all. We would like somewhere with two VERY comfy large sofas for the evening and two bathrooms for the mornings!

With all do respect, you don't have budget for Playa Turquesa.

Thanks for the information, with all DUE respect, this is light hearted banter about our Turquesa aspirations!

We pay $1000 US here, and I don't think PC has so much to offer, so am not prepared to pay Playa Del Carmen prices.

always check out ''facts" with several real estate agents and friendly expats before coming to any conclusions and beware of people contacting you directly by private message they may not always have your best interests at heart

TV:

Spielcom cable has about 100 channels for about 15 dollars per month, many English, Spanish and International channels. They were offering cable internet for reasonable prices (and good connection speed0 but their parner (Atlanta phone company) went belly up ... no Internet as of now ...

For about $300 one time setup you can have pirated Dish Network access with all channels open, including some pay per views. 9 HBO, 5 Cinemax, 12 Showtime, 15 Starz/Encore channel, 6 Porn channels, and hundreds of English (American) and Spanish channels (including Univision, Galavision, Telemundo, Azteca, etc.), including BBC America and US networks (ABC, NBC, CBS, FOX, CW, MYTV).

Includes dish (parabola), receiver, and one-year subscription to private server.

Ask around, you will get answers. I am a user, not a seller.

Not correct answer. I don't know what you are advertising, but there are regular prices as for zones, and how close you are to the beach, and what is the quality of materials in one unit.


Totally wrong opinion, or bad agency, real estate agent has to work the price with tenant, and report the offer to the owner. Also, working for many years in this business, a good real estate rental agent, will advise correctlly a tenant.

Hit and run agents, are hit and run, those are not working for long time.

Man, err... I think Robert knows a lot about DR real estate and its advertising and stuff ... he makes his living with that ...

In the past couple of months two people I know personally have rented in Punta Cana/Bavaro. They dealt direct with the owner and both received substantial discounts on the rates most agencies posted for the same properties.

One of the properties was handled by a "well known" local agency and when he went to look at it, it hadn't been cleaned in weeks, thick dust and dead cockroaches on the floor. Yet the overseas owner was still paying monthly fees, obviously unaware of the condition of their apartment. This was not a "hit and run" agency.

I have friends living there now that are renting 2 bedroom furnished apartments for under US$500.

I had a big time Dominican developer in my office last week that has many, many empty apartments in Punta Cana/Bavaro. He wanted to try and set up a commission based deal for DR1 to promote them.

Would you like me to go on?

Just so everyone is aware, miloskorac is in the rental and real estate business in Punta Cana / Bavaro. He was kicked off the board a number of months ago for spamming. Time had passed and he emailed me a few times so I let him back on.

Punta Cana Bavaro is a RENTERS MARKET! I would make a logical guess of 50% vacancy everywhere. Yes, some places have a higher occupancy rates, but some have a much lower.

I have never had a good experience with a realtor or broker in this part of the country. Especially if they are Dominican. I have NEVER seen any of the above look out for the best interest of the owner of the property, much less the renter. Broker and Realtors are NOT required to submit offers to the owner. And in my experience, on more occasions that not, they will REFUSE to submit a low offer to an owner for whatever selfish reason that my be.

I know of many many places advertised for prices that have been quoted here, $900 a month, $1200 a month. But you know what? They're empty! Something that people have not figured out here, is that a property is only worth what someone is willing to pay.

If a property is vacant, especially for months on end, it is NOT WORTH the asking price. The best chance you have of getting a place in Bavaro is to deal directly with the owner, especially if they are an expat. They tend to understand economics better than the locals.

The great challenge is to find the owner. And I can't help you on that matter.

Redonion - i go along with you 100%. I have recently moved here and have been looking for a permanent apartment/condo rental for myself. The buildings are sparse with people. However I am finding that two of the ones I have selected are not budging on their price as they are closer to the water and the rental agents say that these type of apartments do not go down in price - due to their benefit of being close to the beach.....ummmm - now this is through the rental agency - if only i could find the owner - like you say.......good chance i may have my apartment for the reasonable price i want it at as i am willing to live in it for many years if it is suitable.....which would provide consistent rent to the owner.....

Another comment I would like to point out that is beneficial to the owners is that: Say they are asking $1500 per month and get MAYBE 5 bookings a year by vacationers - which would equal $7500 per year - IF they gave it to a long term renter for $700 per month - this would bring them $8400 per year - and a long term renter will take better care of the place and you wont have various vacationers in and out and also having to pay for cleaning costs each time.
Does this sound right to others on here ??? Or am I not thinking right???

So, the question is, HOW DO YOU GET AHOLD OF THE OWNERS?

I posted the original thread and have since moved here and found a place.

I looked at VRBO.com - Vacation Rentals By Owners, looked at holiday rentals and emailed the owner through the site and asked about long term options.

I had good responses - but finally found our place through agent.

Our best discoveries in Los Corales was 1 bed apartment pool and gym membership, gas and water inc. for $500 pcm and some new friends rent 3 bed place in same development for $900 pcm, theirs includes cable also.

You should find a good deal - just look at everything - took us two days to find ours.

We stayed at that cocotal for 2 months. We rented off VRBO.com.

The owner arranged for us to have access to the Melia resort which cocotal golf suites is part of.

There is an upscale shopping mall across the street with a couple of decent restaurants at US prices.

Security was good and there is a wall around the entire complex.

Beautiful pool at the clubhouse.

WiFi was with a usb dongle.

Make sure you check if Electricity is included in your price, it was in ours.

You need transportation to make it comfortable although we had it without. We used the gwagwa's and bus. Motoconcho's are also always available.

The majority of the people there only speak spanish.

The closest grocery shopping was about a mile away. A mid size grocery store is about five miles and the best shoping is in the city of Higuey.
