Trick sticky A/C question

We got ourselves into a bit of a tricky situation here in SD today.

It isn't our first and certainly won't be our last. :ermm:

Any/all input including advice/suggestions are welcome.

Our optimism for making a deal for renting a store in Bella Vista Mall faded quickly this morning
when the deal-maker (d-m) tried to slip in the ol' last minute DR commission trick, charging an additional month's rent
worth of commission.

We refused and for a short time it seemed we were back to square one.
The d-m called us back soon after and agreed to remove the commission.

We arrived at his office not too long after and he started his conversation with another bombshell for me (not
my partner). The d-m and my partner are Dominican and speak Spanish fluently. The d-m speaks only a few words
in English.

He asked if we would buy the A/C unit in the store!
Now this is in a mall. We are not talking about a window A/C unit here.

Of course I refused immediately.
He accepted my decision right away and I thought that would be the end of it right there.

A contract was drawn up. I asked my partner to read/translate it to me.
I don't have a lot of time to spend in DR now and time is quickly running out.
I know this and my partner knows this.

She was putting pressure on me to sign the contract and of course so was the d-m.

Incidentally the d-m is a lawyer and so is his partner at the office.

To make a long story short, we sign the contract and just after we leave the office
heading for our bank in the mall where one of the lawyers is rushing to cash our cheque,
we go into the store (which happens to be right next door to the d-m's office!)

My partner makes a couple of comments and then points to the ceiling, saying
we will have to install our own A/C there.

I have no idea what they are talking about.

It turns out that the store owner apparently owns the overhead A/C unit
and would love to get rid of it.

Now we are in a quandry.

The owner wants approx. $450 for it.
Admin upstairs guestimated that a new one would cost around $1000.

Suggestions?
The logical out would be to ask the owner if we could rent theirs (something I was never
expecting to do).
But it is very likely that he will not accept this.

What would you do?

Buy it.

An A/C unit big enough to cool a mall store for $450. No brainer.

If your store is not cool, your customers won't stay long.

Before you buy, make sure it works. Maybe have an AC guy take a look. It might be the difference between a $450 AC and a $1450 one. If all checks out, offer $300 but be prepared to pay full pop.

I sure hope trying to make money is here is worth it...

I'd go with Cdn Gringo's advice. You sure don't wanna buy it if it doesn't function.

I'll give a follow-up as soon as more info becomes available.

Are you going to be paying electricity for your space? If so, I'd spend the extra money and get an inverter A/C unit.

Otherwise, you're going to have a relic eating up all of your profits. (if in fact it functions)

I agree If you're gonna buy it, low-ball the guy. You can bet he doesn't want to deal with removing it.

If I may ask... Why Bella Vista? That is one of the slowest moving Malls in the city. I'd look into Downtown Center if I were you.

The dust still hasn't settled so I'll have to wait a bit with my followup.

As we are just starting out with limited funds, DC is out of our league right now.
If the business goes well we may upgrade to another place in the next year or so.

What did you budget for electricity expenses? was is based on the previous tenant? Whats the sq. meters of space? How many hours a day will you run it? This is why as JD says paying double plus for a newer inverter energy saver model may pay off.
Out of curiosity is it a clothing business?
